Job summary

Harbor Group Management Company is seeking a Property Manager for a multifamily community. You will oversee daily operations, staff, vendors, leasing, and financial performance to meet occupancy and budget targets.

Responsibilities include budgeting, rent collection, enforcing leases, maintaining compliance with Fair Housing, ADA, and other laws, and ensuring excellent resident service. The role requires strong leadership and communication in a fast-paced environment.

Qualifications

• Minimum of three years of experience in multifamily property management.
• At least two years of supervisory or team leadership experience.
• Strong understanding of lease agreements, rent collection, and lease enforcement procedures.
• Proficient with Microsoft Office and Property Management software experience.
• Knowledge of real estate contracts, financial management, and operational compliance.
• Proficiency in social media platforms is preferred.
• Excellent organizational and communication skills with multi-tasking ability.
• Must have a valid driver's license for on-site operations.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and operational reports for budgeting and forecasting.
• Maximize revenue by setting rent, collecting payments, renewals, and delinquencies.
• Approve and reconcile vendor/contractor invoices with insurance and budget coding.
• Supervise all on-site staff, including hiring, training, scheduling, and evaluating.
• Ensure compliance with federal, state, and local laws including Fair Housing and ADA.
• Develop leasing and marketing strategies to drive occupancy and retention.
• Promote resident satisfaction with timely service and proactive communication.
• Conduct property inspections and manage maintenance schedules and safety standards.
• Review service contracts and capital improvements, and report to owners.
• Maintain petty cash and perform daily deposits; use PM software for reporting.
