Department: Building Maintenance

Reports To: Building Manager

Job Summary

The Senior / Property Executive supports the effective operation and maintenance of the property by overseeing preventive maintenance programmes, ensuring regulatory compliance, coordinating building works, and responding to operational and emergency requirements. The role requires close collaboration with internal teams, contractors, tenants and management to ensure safe, compliant and efficient property operations.

Key Responsibilities
  • Lead the coordination of tenant fit-outs, unit handovers and reinstatement work, ensuring all activities align with established building guides.
  • Ensure that all preventive maintenance programmes and maintenance schedules are properly established and effectively executed.
  • Ensure all services are maintained and managed in full compliance with all applicable statutory requirements, regulations and by-laws.
  • Supervise and assist in event set-up and related operational support as required.
  • Ensure full compliance with all building regulations, safety codes and operational safety standards.
  • Conduct regular surveys and inspections of building works and fixtures, and where appropriate, make recommendations for renewal or replacement, including detailed specifications and scope of works.
  • Ensure that directly employed staff are productively and efficiently deployed to support operational needs.
  • Ensure proper inventory control of maintenance stock items, and that parts and materials are systematically procured, issued and accurately accounted for.
  • Assist, when required, in the preparation of tender documents and technical specifications for outsourced building and M&E repair works.
  • Respond to and attend emergency calls outside of normal office hours when necessary
  • Carry out any other duties as many be assigned by the General Manager and/or Building Manager from time to time.
Requirements
  • Diploma or Degree in Property Management, Facilities Management, Building Services, Engineering or a related discipline.
  • Minimum 3–6 years of relevant experience in property or facilities management.
  • Strong knowledge of preventive maintenance, building operations and statutory compliance.
  • Experience coordinating tenant works, contractors and outsourced services.
  • Willingness to respond to emergencies outside normal office hours when required.
  • Good communication, organizational and problem-solving skills.
  • Proficient in Microsoft Office applications.

Salary: $up to $4.4K per month + 14 days AL + min 2 mths VB
