Overview

We are seeking an experienced and dedicated Operations Manager to oversee the full spectrum of daily operations for our serviced apartments/co-living property. This role requires strong leadership, excellent guest service standards, and the ability to manage multiple operational functions including front desk, housekeeping, maintenance, compliance, and project coordination.

The Operations Manager will play a key role in ensuring smooth operations, delivering exceptional guest experiences, and supporting the Management in property setup, construction coordination, and revenue targets.

Key Responsibilities
1. Leadership & Team Management
  • Direct reporting to Management on all operational matters.
  • Lead, motivate, and retain staff while cultivating a positive, healthy, and collaborative team environment.
  • Oversee scheduling, training, coaching, and performance evaluation for all operations staff.
  • Maintain team accountability, integrity, and professional work standards.
  • Take charge of hiring for Front Desk and other relevant functions as required.
2. Daily Operations Management
  • Oversee the full spectrum of daily operations, including front office, housekeeping, maintenance, and security.
  • Ensure smooth check-in, check-out, reservations, and guest service processes.
  • Maintain high service standards and operational efficiency across all departments.
  • Develop, implement, and continuously improve Standard Operating Procedures (SOPs).
  • Work closely with Revenue Manager to set up PMS, Channel Manager, reservation systems, and guest experience platforms.
3. Guest Experience & Service Quality
  • Address guest enquiries, feedback, and complaints promptly and professionally.
  • Handle VIP guests and special service requirements with discretion.
  • Ensure exceptional guest satisfaction and maintain strong review ratings (e.g., Booking.com ≥ 9.0, TripAdvisor ≥ 4.5).
  • Develop guest retention strategies with the Sales Team and Community Manager to strengthen loyalty and returning customer base.
4. Property, Housekeeping & Maintenance Coordination
  • Ensure all rooms, facilities, and common areas are well-maintained and meet cleanliness and quality standards.
  • Oversee housekeeping performance, room readiness, inventory management, and inspections.
  • Coordinate maintenance requests, defect rectification schedules, and compliance with service standards.
  • Work with main contractors, project managers, and engineers during the final construction phase to ensure operational readiness.
  • Supervise property setup, handover, and ensure compliance with construction and defect rectification requirements.
5. Compliance, Safety & Vendor Management
  • Ensure compliance with building regulations, safety standards, fire safety, and authorities’ requirements.
  • Maintain and update security and fire safety plans, emergency procedures, and service records.
  • Work with external vendors to support operational needs while maintaining strict budget and quality control.
  • Establish monitoring systems to ensure compliance and performance standards are met.
6. Reporting, Budgeting & Cost Control
  • Prepare and submit daily/monthly operational reports including occupancy, guest feedback, audits, and maintenance summaries.
  • Work with Accountant to ensure proper auditing and financial reporting.
  • Manage procurement, review supplier quotations, and ensure cost-effective operations.
  • Support Management in meeting revenue and operational targets for the initial 78 co-living units and future room conversions.
7. Strategic Support & Future Projects
  • Assist Management in planning and executing upcoming projects.
  • Maintain strong brand standards and company culture.
  • Collaborate with all departments including property maintenance and long-term leasing teams.
