About the Role
This is a foundational, senior “builder” role, not a steady-state leasing position.
As Head of Retail Strategy and Leasing, you will be responsible for visioning, positioning, and shaping the retail leasing strategy for RGE’s flagship mixed‑use development in Singapore. You will lead the end‑to‑end retail concept creation — from market positioning and tenant mix strategy to pre‑leasing, engagement, and go‑to‑market execution — working closely with the Head of Real Estate and the Group’s senior leadership.
This role requires deep pre‑opening experience, strong luxury / premium retail networks, and the ability to operate with high autonomy, ambiguity, and strategic accountability.
Key Responsibilities
1) Retail Visioning, Positioning & Strategy
- Define the overall retail vision, positioning, and experiential concept for a flagship mixed‑use development.
- Translate market insights into a distinctive, unique retail proposition (not mass‑market, not formulaic).
- Lead trade‑mix strategy, zoning logic, anchor planning, and negotiation and closing.
2) Pre‑Leasing & Engagement
- Personally lead pre‑leasing strategy, including early anchor and key tenant engagement.
- Leverage deep luxury, premium, and lifestyle retail networks (fashion, F&B, wellness, experiential).
- Structure and negotiate complex commercial terms aligned with long‑term asset value creation.
3) Commercial & Financial Rigor
- Own leasing assumptions within the asset business plan.
- Work closely with Asset Management and Finance on: (a) Rental benchmarks and sensitivity analysis; (b) Phasing strategy and leasing velocity; and (c) Long‑term income sustainability (not short‑term yield chasing).
4) Cross‑Functional Leadership
- Influence without bureaucracy in a lean, founder‑led environment.
- Collaborate closely with: (a) Asset Management (design, layout optimization, long‑term value); (b) Marketing (brand narrative, experiential positioning); and (c) Legal & Finance (governance, risk, deal structuring).
5) Team Build‑Up (Progressive)
- Initially operate as a senior individual contributor (“brain role”).
- Build, train and lead a leasing team progressively as the project moves closer to launch.
Requirements
Experience
- 15–25 years of experience in retail or mixed‑use real estate.
- Proven pre‑opening experience for major shopping malls or mixed‑use developments.
- Strong exposure to luxury / premium retail leasing, preferably in Hong Kong, China Tier‑1 cities, or equivalent global markets.
- Demonstrated experience shaping flagship or market‑defining projects (not only stabilized assets).
Leadership & Seniority
- Comfortable operating at SM/GM‑equivalent level.
- Track record of influencing senior stakeholders, owners, or boards.
- Able to function effectively in a high‑trust, high‑accountability, family‑owned environment.
Skills
- Exceptional retail concept thinking and tenant curation judgment.
- Deep tenant relationships (luxury, premium F&B, lifestyle, experiential).
- Strong commercial structuring and negotiation capability.
