As an integral member of the Real Estate team, the Associate Director / Senior Associate, Investment & Asset Management will play a critical role across both investment and asset management functions. This role supports the development of investment strategies and transaction execution, and assists in monitoring asset performance to help drive value enhancement and maintain asset competitiveness in the market.
Investment
- Support the development and refinement of real estate investment strategies by monitoring market trends, conducting research, and identifying attractive and emerging opportunities across asset classes and geographies.
- Assist in sourcing, evaluating, and underwriting real estate investment opportunities to ensure a robust pipeline of potential deals.
- Support deal execution activities including structuring, bidding, feasibility studies, due diligence, negotiations, and transaction documentation through to completion.
- Conduct ongoing portfolio reviews and periodic market analysis to identify assets for divestment or capital recycling.
- Contribute to the enhancement of research methodologies supporting the Company’s investment plans, including the introduction of technology and digitalisation where appropriate.
Asset Management
- Support marketing, leasing, and property management activities across portfolio assets.
- Track, analyse, and report asset performance metrics, including but not limited to occupancy, passing rents, WALE, lease expiry profiles, tenant mix, NPI margin and yield, cash yield, LTV, and ICR.
- Assist in environmental sustainability reporting for the real estate portfolio.
- Conduct quarterly review of asking rents and third-party leasing commissions.
- Prepare management and shareholder reports.
- Prepare annual budgets and business plans, including actual-versus-budget analysis, cash flow forecasting, and reforecasting.
- Implement annual and long‑term asset management strategies to enhance asset value and competitiveness.
- Ensure proper filing and maintenance of lease documentation and property records.
Qualifications
- Degree in Real Estate, Business, Finance or equivalent. Master’s degree in these fields and/or CFA will be an added advantage.
- Minimum 8‑10 years of relevant experience with strong hands‑on exposure to real estate investment and asset management, including deal sourcing, underwriting, acquisitions, divestments, financial modelling, leasing, and execution.
- Prior experience and familiarity with living, retail, and commercial real estate sectors.
- Exposure to the Singapore, UK, and/or Australia real estate markets would be an advantage.
- Strong financial modelling, analytical, and research capabilities.
- Excellent communication and presentation skills, with the ability to articulate complex issues clearly and succinctly.
- Strong project management skills and ability to manage multiple workstreams under tight timelines.
