Business Function

Corporate and Investment Banking provides corporate customers with a full range of commercial banking products and services, including cash management services, current accounts, time deposits, trade finance, working capital finance, term loans and foreign exchange. Through our continued commitment, DBS has cultivated long-standing relationships with its customers in the region that are based on account relationship management, service differentiation, product development and rigorous credit standards.

Responsibilities

  • Development of various types of financial models to value debt and equity for mergers, acquisitions, and capital raising transactions.
  • Prepare and review materials used in transactions, including investment memoranda, management presentations, andpitchbooks.
  • Perform due diligence, research, analysis, and documentation of livetransactions.
  • Analysis of real estate asset and/or asset portfolio performance; Identify key benchmarks which has the potential to be optimized for said asset and/or assetportfolio.
  • Translate potential performance optimisation into estimated valuation uplift, substantiated by robust analysis and datapoints.
  • Collaborating with external stakeholders (architects, consultants, regulators) to facilitate deal ideation, and sourcing for potentialpipeline.
  • Executing, managing and advising on potential transactions which covers, inter alia, deal evaluation, feasibility studies and dealstructuring.
  • Detailed financialmodelling.
  • Verify and consolidate data from various sources to build meaningful reports on asset performance and relevant benchmarks, which could include e.g. asset managerKPIs.
Requirements
  • Bachelor's Degree with major in Finance, Accounting, Investment Management or any related disciplines.
  • Minimum of 2 years of experience in investment banking/real estate investment banking/buy side role; previous working experience on real estate transactions preferred.
  • Understanding of property funds eco-system and investment scene; Affinity for current events, critical issues, and relevant news.
  • Working knowledge of deal structuring and execution.
  • Ability to organize and track overlapping tasks and assignments, with frequent prioritychanges.
  • Strong verbal and written presentation skills to effectively communicate results/implications to technical and non-technicalaudiences.
  • Strong ability to create and dissect reports, summarize findings and make sound recommendations to facilitate deal ideation, structuring andexecution.
  • Proficiency in relevant software e.g. Excel, PowerPoint, Relevant real estate databases.
  • Ability to perform financial modelling with prominent data mining and analytical skills for screening investment opportunities.
  • Excellent verbal and written communication skills.
