Job summary

Dar Al Riyadh Group seeks a seasoned Post-Contract Quantity Surveyor to lead commercial activities for a high-end hotel renovation in Madinah. You will manage interim payments, variations, remeasurements, and final accounts with project teams and discipline engineers.

The role requires 10+ years in post-contract QS and strong cost-reporting skills, with MRICS advantageous and English fluency mandatory. Saudi registration is required; Arabic preferred.

Qualifications

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Economics, or a related discipline.
  • MRICS, AssocRICS, or an equivalent professional qualification is a distinct advantage.
  • Fluency in written and spoken English is mandatory; Arabic is preferred.
  • Valid Saudi Council of Engineers registration or other applicable Saudi professional registration is mandatory.
  • Minimum 10 years of post-contract quantity surveying and commercial management experience.
  • Proven experience in five-star hotels, luxury hospitality developments, commercial refurbishments, or high-rise projects.
  • Strong experience in interim payment certification, variations, claims, remeasurement, cost reporting, and final accounts.
  • Extensive knowledge of FIDIC contracts and recognised methods of measurement, including POMI and NRM.
  • Strong understanding of Bills of Quantities, rate analysis, cost estimation, and construction contracts.
  • Knowledge of local Saudi construction costs, supplier pricing, labour rates, and market conditions.
  • Experience with luxury FF&E, specialist finishes, imported materials, and MEP equipment packages is preferred.
  • Previous experience working with an engineering consultancy or construction supervision consultant.
  • Proficiency in quantity-surveying software, Microsoft Excel, and cost-reporting systems.
  • Strong numerical, analytical, negotiation, reporting, and commercial communication skills.

Responsibilities

  • Manage post-contract quantity surveying and commercial activities for renovation of a high-rise, five-star hotel.
  • Review and verify monthly contractor Interim Payment Certificates against measured and approved site progress.
  • Conduct site measurements and confirm completed quantities with discipline engineers.
  • Evaluate contractor variation requests, quotations, rate build-ups, and claims for additional costs.
  • Prepare independent cost estimates and commercial recommendations for proposed variations.
  • Remeasure provisional and changed works and update Bills of Quantities for revised renovation packages.
  • Review new rates and verify them against contract rates, market benchmarks, and supporting cost information.
  • Maintain variation, claim, payment, provisional-sum, and commercial-risk registers.
  • Monitor committed expenditure, approved variations, forecast costs, and remaining project contingency.
  • Prepare monthly cost reports, cash-flow forecasts, cost-to-complete projections, and budget variance analyses.
  • Review procurement schedules and validate costs for FF&E, specialist finishes, stonework, imported materials, and MEP equipment.
  • Coordinate commercial information with the Project Manager, Planning Engineer, discipline engineers, client, and contractor.
  • Assess the cost impact of design changes, delays, acceleration measures, and revised construction sequences.
  • Support the commercial review of Extension of Time and loss-and-expense claims.
  • Maintain accurate measurement records, progress evidence, payment documentation, and commercial correspondence.
  • Assist with provisional-sum adjustments, contract closeout, final measurement, and agreement of the final account.
