Job summary

Dar Al Riyadh Group seeks a senior construction-supervision lead for a high-rise hotel renovation in Medina, Saudi Arabia. You will supervise architectural, structural, MEP, interior fit-out and life-safety disciplines, coordinating with hotel operators and authorities to ensure quality, schedule and contract compliance.

You will drive project execution, risk management and stakeholder communications, overseeing QA/QC, HSE, procurement and closeout activities to deliver a five-star result.

Qualifications

• Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management or related field.
• Proven track record in leading major building-construction or renovation projects.

Responsibilities

• Lead, direct and integrate the complete construction-supervision consultancy team across multiple disciplines.
• Act as principal consultant representative and communicate with senior stakeholders, operators, contractors and authorities.
• Establish project execution, supervision, communication, reporting, document-control and decision-making arrangements.
• Ensure construction activities comply with contract requirements, approved designs, specs and five-star hospitality standards.
• Direct supervision of structural alterations, strengthening, refurbishment and building-services replacement within existing high-rise structures.
• Manage interfaces among architectural finishes, structural retrofitting, MEP, life-safety and hotel operations.
• Monitor contractor performance against schedule and milestones; implement recovery measures for delays.
• Oversee construction logistics, deliveries, waste handling, and restricted-area activities.
• Administer contracts per FIDIC and delegated authority; review variations and claims.
• Review monthly payments with verified quantities and contractual records.
• Lead project QA/QC and address nonconforming work and defects.
• Drive HSE governance for demolition, hot work, lifting, heights and energization.
• Coordinate design clarifications, shop drawings, samples and material approvals.
• Ensure timely delivery of as-built drawings and closeout documentation.
• Manage final completion and closeout in line with contractual requirements.

Job description

• Lead, direct and integrate the complete construction-supervision consultancy team across architectural, structural, interior fit-out, MEP, vertical transportation, façade and specialist hospitality works.
• Act as the principal consultant representative and maintain effective communication with senior stakeholders, the hotel operator, contractors and relevant authorities.
• Establish the project execution, supervision, communication, reporting, document-control and decision-making arrangements.
• Ensure that construction activities comply with contract requirements, approved designs, technical specifications, five-star hospitality standards and applicable Saudi codes.
• Direct the supervision of structural alterations, strengthening, demolition, refurbishment, fit-out and building-services replacement within the existing high-rise structure.
• Manage interfaces among architectural finishes, structural retrofitting, MEP systems, fire and life-safety installations and hotel operational requirements.
• Monitor contractor performance against the approved baseline schedule, contractual milestones and phased handover requirements.
• Identify schedule risks, access restrictions, procurement constraints and critical-path delays and direct appropriate recovery measures.
• Oversee construction logistics, material deliveries, workforce access, waste removal, storage and lifting activities within the restricted Central Area.
• Administer the construction contract in accordance with applicable FIDIC conditions and delegated contractual authority.
• Review variations, extension-of-time submissions, contractor claims, notices and commercial recommendations with the contracts and commercial teams.
• Review monthly payment applications and ensure that certified progress is supported by verified quantities, inspections and contractual records.
• Direct project-wide quality assurance and quality-control activities and ensure timely resolution of nonconforming work, defects and outstanding technical matters.
• Lead project HSE governance and enforce strict controls for demolition, structural alteration, hot work, confined spaces, lifting, work at height and energization.
• Ensure that fire and life-safety requirements receive priority throughout design coordination, construction, testing and handover.
• Coordinate design clarifications, technical submissions, shop drawings, mock-ups, samples and material approvals.
• Monitor long-lead equipment, specialist finishes, hotel operating equipment and critical procurement packages.
• Coordinate with hotel-operator technical representatives to ensure compliance with applicable brand, operational and maintainability requirements.
• Lead weekly executive progress meetings, technical coordination meetings, commercial reviews and risk-management sessions.
• Maintain project risk, issue, decision and action registers and escalate matters requiring senior management intervention.
• Submit comprehensive monthly reports covering progress, schedule, cost, quality, HSE, risks, procurement, change and required decisions.
• Oversee testing, commissioning, integrated systems testing, snagging, defect correction and operational-readiness activities.
• Direct the phased completion and handover of guestrooms, public areas, back-of-house facilities, kitchens, plant rooms and support spaces.
• Ensure the timely delivery of as-built drawings, O&M manuals, warranties, statutory approvals, training records and final closeout documentation.
• Manage final completion, defects-liability obligations and formal project closeout in accordance with contractual requirements.
• Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management or another closely related discipline from an accredited university.
• Minimum 20 years of progressive engineering, construction-supervision and project-management experience.
• Demonstrated experience leading major building-construction or renovation assignments for an engineering supervision consultancy.
• Proven track record managing high-rise, five-star luxury hotel renovation or refurbishment projects.
• Strong experience coordinating architectural, structural, MEP, interior fit-out and fire and life-safety disciplines.
• Experience managing technically complex brownfield works within existing or partially operational buildings.
• In-depth knowledge of FIDIC contracts, variation management, claims assessment, payment certification and contractual correspondence.
• Strong understanding of hotel-operator requirements, hospitality quality standards, testing, commissioning and handover protocols.
• Experience managing contractors, consultants, specialist subcontractors and multidisciplinary supervision teams.
• Knowledge of the Saudi Building Code, Saudi Civil Defense requirements and relevant authority-approval processes.
• Strong leadership, negotiation, decision-making, conflict-resolution and executive-reporting skills.
• Fluency in written and spoken English is mandatory.
