Blacksand seeks an Operations Manager in Riyadh to act as the on-site landlord representative, ensuring disciplined daily operations and visible presence. You will govern tenant engagement, asset presentation, and coordination with central Asset Operations, while protecting tenant performance and customer experience.

The role requires supervising outsourced FM, managing SLAs/KPIs, and aligning with ongoing development and events to maintain high-footfall retail dynamics.

Operations Manager

Role Purpose

To serve as the primary on-site landlord representative, ensuring disciplined daily operations, visible landlord presence, structured tenant engagement, and consistent asset presentation standards.

The role ensures that retail operations are professionally governed at site level while remaining fully aligned with central Asset Operations governance (technical, commercial, and financial).

This position represents the operational authority of the landlord on-site and ensures that tenant performance, customer experience, and asset integrity are protected through structured execution.

Asset Context

Retail-led mixed-use community asset with:

• Active trading tenants (Retail & F&B)
• High footfall environment
• Extended trading hours (evenings & weekends)
• Ongoing coordination with development for phased delivery

The asset requires continuous landlord visibility, disciplined IFM governance, and structured tenant lifecycle management.

Experience & Qualifications

• 7–12 years’ experience in retail mall management or high-footfall mixed-use environments
• Proven experience supervising outsourced FM providers
• Experience in tenant coordination and retail trading environments
• Knowledge of mall operations, F&B trading requirements, and community retail dynamics
• Strong understanding of SLA/KPI-based contractor management
• Bachelor’s degree (Engineering, Business, or related field preferred)
