Job summary

Our Client in Dammam seeks a Director-Retail Asset Management to lead the performance of a major retail destination. This senior role owns the retail's commercial, financial, and operational results, driving occupancy, tenant performance, footfall, and profitability while collaborating with Leasing, Finance, Marketing and Projects teams.

The successful candidate will have 12+ years in mall management with at least 5 years in senior leadership, a strong track record in large-scale retail assets,

Qualifications

• 12+ years in mall management/retail real estate
• Minimum 5 years in senior leadership within a major shopping mall or retail destination
• Strong commercial ownership including P&L, revenue, budgets, OPEX and asset performance
• Proven success improving occupancy, tenant mix, retention and sales

Responsibilities

• Own the mall's annual business plan, operating P&L, revenue, OPEX and overall commercial performance.
• Drive occupancy, tenant sales, footfall, collections, NOI/EBITDA and asset performance.
• Lead the mall's tenant mix strategy with category gaps and opportunities.
• Partner with Leasing to attract anchor, flagship, and strategic brands.
• Build senior relationships with key tenants and drive retention.
• Monitor vacancies, renewals, leasing pipeline, and expiries.
• Oversee tenant fit-out and opening readiness, ensuring stores open within timelines.
• Lead mall operations including customer experience, security, housekeeping, and parking.
• Ensure facilities management and service-provider performance.
• Lead mall management team and relationships with tenants, authorities, contractors.

Our Client

Our client is a leading real estate organization in Saudi Arabia, seeking an experienced Director-Retail Asset Management to lead the overall performance of a major retail destination in Dammam.

Role Overview

This is a senior leadership position with end-to-end accountability for the retail's commercial, financial and operational performance.

The Director-Retail Asset Management will operate as the business leader for the asset, driving occupancy, tenant performance, footfall, revenue, profitability and customer experience, while working closely with centralized Leasing, Finance, Marketing and Projects teams.

Key Responsibilities

• Own the retail's annual business plan, operating P&L, revenue, OPEX and overall commercial performance.
• Drive occupancy, tenant sales, footfall, collections, NOI/EBITDA and asset performance.
• Lead the mall's tenant mix strategy, identifying category gaps and opportunities to strengthen the retail proposition.
• Partner with Leasing to attract anchor, flagship, destination and strategic local/international brands.
• Build senior relationships with key tenants and drive tenant retention and performance.
• Monitor vacancies, renewals, leasing pipeline and upcoming expiries.
• Oversee tenant fit-out and opening readiness, ensuring stores open within agreed timelines.
• Lead overall mall operations including customer experience, security, housekeeping, parking and service delivery.
• Ensure effective facilities management, asset performance, HSE and service-provider management.
• Lead the mall management team and maintain strong relationships with tenants, authorities, contractors and other stakeholders.

Must-Have

• 12+ years of experience across mall management, shopping centres, retail real estate or major retail assets.
• Minimum 5 years in senior leadership within a major shopping mall or retail destination.
• Proven experience with large-scale malls or mixed-use retail destinations.
• Strong commercial ownership covering P&L, revenue, budgets, OPEX, collections and asset performance.
• Demonstrated success improving occupancy, tenant mix, tenant retention, footfall and commercial performance.
• Strong exposure to leasing strategy and relationships with major regional and international retail brands.
• Good understanding of mall operations, FM, customer experience and tenant fit-outs.
• Experience with a leading regional or international mall owner, developer or operator is highly preferred.
• Saudi Arabia/GCC retail market experience is preferred.
• Bachelor's degree in Business, Real Estate, Property Management, Retail Management, Engineering or a related discipline.
