Job summary

Madison Pearl Ltd. and a leading Saudi financial institution seek a Head of Real Estate Advisory to establish and run a new advisory practice. You will guide clients on portfolio strategy, development opportunities, disposals and partnerships, drawing on extensive market experience.

You will originate business, structure transactions, and collaborate with the fund and asset management teams to implement investment strategies. Government collaboration is essential.

Qualifications

• 10+ years in real estate advisory, investment, transactions or fund structuring.
• Originating business and converting opportunities into transactions.
• Strong knowledge of the Saudi real estate market, with funds and development structures preferred.
• Expertise in financial modelling, underwriting, valuation, due diligence, and structuring real estate investments.
• Strong leadership, communication and negotiation skills to lead a team and present to clients and senior stakeholders.

Responsibilities

• Establish and lead the real estate advisory business, building a pipeline of mandates through existing client relationships and new business development.
• Assess clients' real estate portfolios and propose strategies including holding, selling, developing assets or JV partnerships.
• Lead opportunity screening, financial modelling, valuation and due diligence to assess investment returns and risks.
• Structure real estate funds, JVs and financing solutions, presenting recommendations to the Investment Committee and leading negotiations.
• Oversee transactions through to closing and coordinate handover to the fund and asset management team with clear strategy and obligations.

Madison Pearl is working closely with a leading financial institution in Saudi Arabia to appoint a Head of Real Estate Advisory. This individual will establish and lead a new advisory business, helping clients identify and realise value across their real estate portfolios. With access to an extensive existing client base, the successful candidate will advise property owners and investors on portfolio strategy, development opportunities, disposals and partnerships. The role combines client origination with transaction structuring and execution, working closely with the fund and asset management team to implement agreed investment strategies. Experience working with government institutions is essential.

Key Responsibilities:

• Establish and lead the real estate advisory business, building a pipeline of mandates through existing client relationships and new business development.
• Assess clients’ real estate portfolios and recommend appropriate strategies, including holding, selling, developing assets or entering joint ventures.
• Lead opportunity screening, financial modelling, valuation and due diligence to assess investment returns, financing requirements and risks.
• Structure real estate funds, joint ventures and financing solutions, presenting recommendations to the Investment Committee and leading commercial negotiations.
• Oversee transactions through to closing and coordinate a formal handover to the fund and asset management team, ensuring clarity on the agreed strategy, obligations and risks.

Key Requirements:

• A minimum of 10 years’ relevant experience in real estate advisory, investment, transactions or fund structuring, including leadership of complex deals.
• Proven ability to originate business, build trusted relationships with property owners and investors, and convert opportunities into completed transactions.
• Strong knowledge of the Saudi real estate market, with experience in local real estate funds and development structures strongly preferred.
• Demonstrated expertise in financial modelling, underwriting, valuation, due diligence and the structuring of real estate investments.
• Strong leadership, communication and negotiation skills, with the ability to build a team and explain investment recommendations clearly to clients and senior stakeholders.
