Job Brief:
The Contracts Manager will be responsible for leading the administration and management of construction contracts across major projects. The role will oversee the full contract lifecycle, from tendering and contract preparation through execution, variations, claims, extensions of time, and final settlement.
The Contracts Manager will provide strategic contractual and commercial support to project management and construction teams, identify and mitigate contractual risks, protect the company's interests, and ensure that all contractual obligations are properly managed and documented.
- Lead the administration and management of construction contracts throughout the project lifecycle.
- Prepare, review, negotiate, and administer main contracts, subcontracts, and related contractual documentation.
- Analyze contract terms and conditions to identify contractual risks, obligations, entitlements, and opportunities.
- Provide contractual and commercial advice to project management and construction teams.
- Lead contract negotiations with clients, consultants, subcontractors, and suppliers.
- Ensure compliance with contractual requirements, project timelines, and commercial obligations.
- Monitor contract performance, variations, claims, potential disputes, and contractual risks.
- Lead the preparation, evaluation, and submission of claims, extensions of time (EOT), variations, and other contractual entitlements.
- Review and manage contractual correspondence, notices, and responses to ensure the company's rights and entitlements are protected.
- Coordinate with Project Management, Engineering, Planning, Procurement, Finance, and Commercial teams on contractual and commercial matters.
- Review subcontractor and supplier contractual obligations and performance.
- Monitor and evaluate the commercial impact of changes, delays, and variations.
- Maintain a comprehensive register of contracts, variations, claims, notices, and contractual correspondence.
- Ensure all contractual records and supporting documentation are properly maintained and readily available.
- Support project management in dispute avoidance, negotiation, resolution, and settlement of contractual matters.
- Identify potential contractual disputes at an early stage and develop appropriate mitigation strategies.
- Prepare regular contractual and commercial reports for project and senior management.
- Ensure compliance with company policies, procedures, and applicable contractual and legal requirements.
- Lead and mentor Contracts Engineers and other contract administration personnel assigned to the project.
Qualifications:
- Bachelor's degree in Civil, Architectural, Mechanical, or Electrical Engineering or related field.
- Professional certification in contract management, quantity surveying, or commercial management is an advantage.
- Strong knowledge of construction contract administration and commercial practices.
- Minimum 10 years of proven experience in contract management within the construction industry.
- Proven experience managing contracts for large-scale and/or mega construction projects, preferably high-rise developments.
- Strong experience with FIDIC or equivalent construction contracts.
- Experience in managing claims, variations, extensions of time, contractual correspondence, and commercial risks.
- Experience working with main contractors, developers, consultants, and subcontractors.
- Strong knowledge of construction contracts and contract administration.
- Excellent understanding of FIDIC contracts and contractual principles.
