Voids Maintenance Officer – West London Local Authority

We are seeking a proactive and skilled Voids Maintenance Officer to join a busy West London local authority, supporting the efficient turnaround of council-owned homes within the allocations scheme. This is a hands‑on role critical to ensuring properties are safe, secure, and tenancy‑ready while delivering excellent value for money and meeting key performance targets.

Responsibilities

• Carry out first and final lock changes, install key safes, manage keys, and secure properties within agreed KPIs.
• Accurately record gas and electricity meter readings, resolve meter queries and debts, upload data to the Green Energy Switch Portal, and liaise with utility providers to enable void works to commence without delay.
• Carry out tenancy‑ready checks, work‑in‑progress inspections, minor repairs, and weekly flushing of unoccupied voids in line with legionella procedures.
• Monitor contractor performance, standards of work, and health and safety compliance, providing detailed updates to surveyors and administrators.
• Attend newly let properties within the first 12 weeks to resolve maintenance issues for residents.
• Work collaboratively across Housing Services, contribute to service improvement, and maintain accurate records using departmental systems.
