We're looking for a Project Manager - Post Construction to join our team to manage latent defect projects within our portfolio. You'll be responsible for managing and leading projects, working with a number of internal and external stakeholders to resolve latent defects. You'll be responsible for finding solutions, bringing projects in on time and within budget as well as ensuring there is minimum to no disruption for our residents.
Responsibilities

- Your role will involve working with warranty providers and other industry bodies to resolve latent defects. You'll need to stay up to date with industry best practice and changes in legislation. At NHG we're also keen to feedback our experience into new projects so you'll be a key contributor in making sure we address design or installation issues in future builds by influencing our Employers Requirements and technical specifications for the future.
- You will be required to work with the Senior Project Manager - Post Construction. You may be required to provide regular reports to executive board level on project progress (EB Papers). At times these reports will be required for review at Board Level, and you'll be confident in producing reports to a high standard. Throughout the life of the project, you'll keep clear and detailed records against each case, so our management teams know what action is being taken. You will keep stakeholders updated on a weekly or fortnightly basis.
- Our front‑line housing management teams do a fantastic job in providing property management services to our residents. Your role will be to support them on the projects you're working on by ensuring they're fully up to speed. You'll be expected to visit residents in their homes to review and diagnose latent defects issues. There may also be occasions where you're required to attend resident meetings to provide updates on project progress and this may require some occasional evening working.
- You will support colleagues managing patent defects (within years 1 and 2 of handover). You'll assist colleagues with defect diagnoses on difficult cases and help identify any trends and you'll provide support as necessary during this period.
- Produce high‑quality and detailed reports on remediation projects, including reports for EB, SMT, senior managers, and other stakeholders.
- Independently write EB papers as and when required.
- Lead complex latent defect cases, including contractor and contract management, as well as any litigation or contentious matters – always protecting the position of NHG and our residents.
- Manage latent defect resolution where there is no precedent or comparable projects, with minimal or no support.
- Chair resident meetings independently and manage communications effectively.
- Liaise with other departments to enhance the customer experience and ensure alignment with NHG's Better Together Customer Strategy.
- Deputise for the Senior Project Manager when required.
- Work independently on complex issues, including managing challenging external relationships as part of external project teams.

Qualifications
- Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
- With a background in building surveying and/or construction project management, and possibly appropriate chartership (e.g., CIOB/RICS) or working towards this, you'll use your technical know how to work with colleagues in our asset management department, development project managers, external consultants, and contractors to find solutions first time round. You'll be NHG's post‑construction project lead, so you'll bring strong project management experience to the role. You'll always work within NHG's procurement regulations.
- Experience of latent defect resolution, the construction process and contract management is therefore vital in this role as well as the ability to quickly identify issues and negotiate successful outcomes. The ability to negotiate and influence within this role is therefore key. You'll have experience of contract management and will know how to get the best from contractors. Your ability to communicate will cut across all levels and you'll build successful, positive, and professional relationships.
- Degree or professional qualification in property/building construction, e.g., RIBA, RICS, or equivalent essential.
