Pre Construction Manager – Swanley, United Kingdom

We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.

  • Technical & Industry Expertise
    • Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
    • In-depth knowledge of fire safety regulations, including Building Safety Act 2022, Approved Document B, PAS 9980 and BS 8414.
    • Experience with remediation of non-compliant cladding (e.g., ACM, HPL, timber).
    • Familiarity with design coordination and value engineering during pre‑construction.
    • Ability to interpret and challenge architectural and engineering drawings.
  • Project & Commercial Acumen
    • Proven experience in early‑stage project planning, including scope definition, risk identification and programme development.
    • Strong understanding of procurement strategies and supply chain engagement.
    • Ability to support cost planning and budget development in collaboration with QS teams.
    • Experience working with framework agreements and public‑sector clients (e.g., GLA, DLUHC‑funded schemes).
  • Stakeholder & Team Management
    • Excellent communication skills for liaising with clients, design consultants, fire engineers and internal delivery teams.
    • Ability to lead design team meetings and drive progress.
    • Experience in client presentations and bid support.
    • Collaborative mindset with ability to work cross‑functionally (commercial, design, delivery).
  • Regulatory & Compliance Awareness
    • Familiarity with Building Control processes, including Gateway 2 submissions.
    • Understanding of Golden Thread principles and digital record‑keeping.
    • Awareness of resident engagement requirements under the Building Safety Regulator.
  • Qualifications
