Job Description

Position Summary

Manager – FP&A will be a key member of the Brookfield Properties Private Funds FP&A team. This individual will act as the primary finance contact for a set of portfolio companies within the real estate portfolio, overseeing their financial performance, supporting strategic decision-making, and ensuring high-quality deliverables to the fund. The role requires a combination of strong analytical skills, commercial acumen, and effective stakeholder management.

The successful candidate will work closely with the Head of FP&A , portfolio company finance teams, internal portfolio management , NY fund finance, financial reporting, legal & tax and will be a student of the ir investments .

Key Responsibilities

Portfolio Oversight & Reporting

  • Lead financ ial performance review of portfolio companies, building strong relationships with finance teams and delivering accurate , timely reporting for fund requirements.
  • Support collection and anal ysis of financial results, private fund performance metrics and key value drivers, deliver clear variance analysis and commentary .
  • Ensure data accuracy and completeness, maintaining high-integrity inputs into systems for executive and investor reporting.
  • Translate portfolio company strategy and value drivers into clear updates, tracking delivery against underwritten investment thesis.

Valuation & Business Planning

  • Challenge assumptions and metrics in NAV and quarterly valuations, ensuring alignment with Brookfield frameworks.
  • R eview annual business plans and quarterly reforecasts , review ing strateg ies , key assumptions and financial outcomes.
  • Communicate valuation methodologies and outcomes effectively to senior leadership, fund, and audit teams .

Model Ownership

  • Review asset management models, incorporating actuals, operating forecasts, financing, tax and investment assumptions .
  • R econcil e model changes against business plans and IC underwrite
  • Run sensitivities, waterfall calculations, and other analys i s to support capital planning and performance tracking.

Commercial Finance & Stakeholder Engagement

  • Partner with Portfolio Management, providing financials insights to guide investment and operational decisions.
  • Review asset and valuation performance to leadership and stakeholders, turning financial data into a clear commercial narrative that highlights assumptions, value creation drivers, risks, and strategic context.

Liquidity & Debt Management

  • Oversee and review liquidity forecasts across portfolio companies to support fund capital call s , distribution strategy, and cash optimi s ation .
  • Monitor ongoing debt compliance requirements, upcoming maturities, and hedge maturities, and impact on liquidity requirements

Investor Relations , Onboarding & Process Improvement

  • Support Investor Relations with responses to investor queries, case studies, co-invest reporting, and presentations.
  • Support FP&A Director with the onboarding of new Portfolio Companies into the private fund FP&A processes .
  • Continuously improve reporting and processes ( internally and within Portfolio Companies ) , challeng ing inefficiencies and implement ing tech-enabled solutions.

Candidate Profile

  • ACA / ACCA / CIMA qualified with 4 + years’ post-qualified experience , CFA, or other similar accreditation
  • Brings strong expertise in FP&A, valuations, or corporate finance
  • Understands key valuation inputs , private fund performance metrics and can translate financial outcomes into a clear commercial narrative.
  • Partner s effectively with senior stakeholders , constructively challeng ing assumptions and courage to implement changes
  • High attention to detail , strong excel skills and financial modelling experience
  • Communicates clearly, simplifying complex financial information into actionable insights.
  • E xperience in real estate or similar asset-intensive sectors preferred
  • Thrives in fast-paced, high-performance environments with competing priorities
  • Self-starter with a pragmatic mindset and a drive for continuous improvement
  • Thinks think like an owner , balancing detail with strategic perspective
