Job summary

Responsibilities
  • Delivery of responsive repairs to HRA dwellings
  • Delivery of responsive repairs to HRA communal areas
  • Delivery of repairs to void properties
  • Delivery of repairs to garages
  • Delivery of Aids and Adaptations works
  • Delivery of Health & Safety Estate Inspections
  • Dealing with legal Housing Disrepair cases
  • Accurate systematic diagnosis of causes and remedial works for dealing with damp and mould including a wide range of diagnostic skills
Ideal candidate experience
  • Experience of Pre and Post Inspections
  • Experience of working in voids, disrepairs, minor works and complaints
  • Experience of asbestos awareness and understand SOR codes
Qualifications
  • A recognised and current accreditation to (RICS/CIOB)
  • A recognised building related qualification to a minimum of HND/HNC level
  • Certified Surveyor in Remedial Treatment (CSRT)

  • An understanding of housing repairs and construction, party wall and health and safety legislation
  • Knowledge of best practice and innovation in housing maintenance, particularly in the social housing sector
  • Experience of dealing with people in a customer facing environment
  • An understanding of Landlord statutory duties for compliance relating to housing
  • Experience of monitoring work undertaken by external contractors
  • Able to think clearly and strategically, and to find solutions and make decisions based on sound judgments
  • Systematic in approach to work, able to plan and consistently complete a large number of site inspections
  • Able to chair meetings effectively with plans, preparation, listening, participation, clear decisions and recorded actions
  • Able to manage budgets
  • Able to analyse, evaluate, revise, develop and apply schedules of rates
  • An understanding of efficiency and value for money, and an ability to secure these outcomes while delivering service improvement
  • Able and enthusiastic at using information technology to develop and manage the service (including IT maintenance software) and to participate in IT maintenance developments
  • Excellent knowledge of domestic building technology to identify problems and develop cost-efficient solutions
  • Able to undertake site investigations of complex technical matters and prepare specifications, works programmes, detailed reports and correspondence
