Maintenance Manager – Location: West Belfast

Salary: £30,000 - £40,000 per annum + Bonus Structure

Hours: Monday-Thursday 8.30am-5.30pm, Friday 8.30am-5.00pm, every third Saturday 9.30am-12.30pm

Our client, a successful and family-owned Estate Agency/ Property Consultancy based in West Belfast, is seeking an experienced and motivated Maintenance Manager to oversee the full scope of maintenance operations across a residential and commercial property portfolio.

Key Responsibilities
  • Reactive & Planned Maintenance
  • Property Inspections - ensuring properties are safe, compliant, and well maintained
  • Block Management - overseeing communal areas and shared services
  • Minor Projects - coordinating and managing small works or refurbishments
  • Coordinating with contractors and tenants to resolve issues within agreed timelines and budgets
  • Providing telephone support to landlords, tenants, and contractors
  • Ensuring a high standard of customer service is maintained at all times
Essential Criteria
  • Minimum 3 years\' experience in a similar property or maintenance management role
  • Proven staff management experience
  • Strong organisational, time management, and communication skills
  • Outstanding customer service abilities
  • Clean UK driving licence and access to a vehicle
  • Solid knowledge of building structures and the ability to identify property defects
  • Proficient in Microsoft Office and comfortable with general IT systems
What to Expect

This is an office-based role with regular travel to properties for inspections, contractor meetings, and project oversight. No two days are the same - you\'ll enjoy a mix of desk-based planning and on-site problem-solving.
