Passive Fire Protection Site Manager (Social Housing)

Position: Passive Fire Protection Site Manager
Sector: Social Housing
Location: Enfield
Salary: GBP65,000

Overview

We are seeking an experienced Passive Fire Protection (PFP) Site Manager to oversee the delivery of fire stopping, fire door, and compartmentation works across occupied social housing properties. The successful candidate will ensure all works are carried out safely, efficiently, and in full compliance with industry regulations, manufacturer test evidence, and project specifications.

Key Responsibilities
  • Manage day-to-day site operations across multiple occupied social housing properties, ensuring works are delivered to required quality and compliance standards.
  • Oversee fire stopping, fire door installation/maintenance, and passive fire protection remedial works.
  • Coordinate site teams, subcontractors, and resident liaison functions to ensure smooth project delivery.
  • Ensure strict adherence to ASFP guidance, FIRAS/BM Trada requirements, and BS 8214, 476, and 9999 standards.
  • Conduct site inspections, quality checks, and compliance audits throughout the project lifecycle.
  • Review and verify installation evidence, photographs, and documentation on systems such as OneTrace, BORIS, or Site Audit Pro.
  • Manage programme schedules, labour allocation, materials, and daily progress reporting.
  • Ensure all health & safety procedures are followed, including RAMS, toolbox talks, risk assessments, and safeguarding considerations for occupied properties.
  • Liaise with residents, client representatives, fire safety teams, and local authorities to maintain clear communication and minimise disruption.
  • Prepare and submit daily/weekly reports, progress updates, and handover documentation.
  • Support the project team in resolving technical challenges, design queries, and compliance issues.
Key Requirements
  • Proven experience as a Site Manager in the passive fire protection sector (fire stopping, fire doors, or fire remedials).
  • Experience delivering works in occupied social housing environments (essential).
  • Strong understanding of PFP compliance requirements, test evidence, and installation standards.
  • Accreditation or working knowledge of FIRAS, BM Trada, or similar third‑party schemes.
  • Proficiency with compliance/reporting software (BORIS, OneTrace, Site Audit Pro, or equivalent).
  • Excellent communication and stakeholder management skills, particularly with residents and client teams.
  • Strong organisational and leadership skills, with the ability to manage multiple sites simultaneously.
  • Up‑to‑date Health & Safety qualifications (SSSTS/SMSTS, First Aid, Asbestos Awareness).
  • ASFP qualifications (Level 2 or 3) beneficial but not essential.
