Overview

My Client is seeking a highly skilled and proactive Site Manager to oversee the fit-out of a commercial property for a 20-week project valued at £1.5m. The project involves the installation of a new staircase, refurbishment of common areas, and lift installation. The Site Manager will be responsible for ensuring the timely, cost-effective, and safe completion of all tasks within the specified scope of work.

Responsibilities
  • Site Management: Oversee the day-to-day operations on-site, ensuring that the work progresses as planned.

  • Subcontractor Coordination: Supervise and manage subcontractors and suppliers involved in the staircase, common areas, and lift installation.

  • Quality Control: Ensure that work complies with the highest standards of quality and adheres to project specifications, regulations, and safety standards.

  • Health and Safety: Monitor and enforce strict health and safety protocols on-site, ensuring compliance with all local regulations and best practices.

  • Schedule Management: Coordinate the project schedule to ensure that all work is completed within the 20-week timeframe, mitigating any delays or disruptions.

  • Budget Oversight: Ensure that work is completed within the allocated budget (£1.5 million), and provide regular reports on costs, expenses, and potential risks.

  • Lift Installation Coordination: Oversee and manage the installation of the lift, ensuring that all required checks, tests, and inspections are carried out.

  • Staircase & Common Parts: Ensure the successful installation of the staircase and the completion of all works related to common parts, including finishes, signage, and fittings.

  • Communication & Reporting: Regularly update the Project Manager and other stakeholders on project progress, any issues or delays, and propose solutions.

  • Documentation: Maintain accurate records, including daily logs, material deliveries, and personnel on-site.

  • Client Liaison: Serve as the primary point of contact for the client and address any concerns or requests related to the project.

Requirements
  • Experience: Proven experience as a Site Manager in fit-out projects with a focus on construction and building refurbishments. Experience with lift installation and staircase work is highly desirable.

  • Qualifications: Relevant qualifications (e.g., SMSTS, CSCS, First Aid) and strong knowledge of building regulations and health & safety standards.

  • Leadership Skills: Ability to lead and motivate a team, manage subcontractors, and communicate effectively with all stakeholders.

  • Project Management: Strong understanding of project scheduling, budgeting, and logistics.

  • Problem-Solving: Ability to identify issues early, find solutions quickly, and keep the project on track.

  • Health & Safety Knowledge: Experience enforcing and adhering to safety protocols in construction environments.

  • IT Proficiency: Familiarity with project management software and MS Office suite.

Desirable Skills
  • Lift Installation Experience: Familiarity with lift installation processes, including coordination with lift suppliers and manufacturers.

  • Knowledge of Modern Fit-Out Techniques: Expertise in contemporary finishes and design features for common areas and staircases.

  • Client-Facing Role Experience: Experience liaising with clients and maintaining good relations on-site.
