Job summary

A global real estate firm is seeking a fabric technician to work at a life sciences client site in London. The ideal candidate will have a general plumbing qualification and practical maintenance experience, including carpentry and basic electrical work. Responsibilities include washroom maintenance, assisting with air handling units, and conducting repairs on doors. The role requires effective communication skills and a proactive attitude towards tasks. Flexibility and familiarity with IT are also necessary for this position.

We are recruiting a fabric technician to work on a life sciences client site in London Blackfriars

Job Introduction

The role relies on you being able to get on and do directed and scheduled jobs / tasks without supervision, so it is important that you are happy to work under your own initiative and respond to any reactive tasks as directed by your line manager.

It is important that all members of staff are prepared to take on additional duties or relinquish existing duties in order to maintain efficient running of the maintenance service and meet client requests / tasks / expectations. We require the Technician to be motivated, proactive and willing to assist others as necessary.

Role Responsibility

Daily / Weekly Tasks

  • Washroom Maintenance including plumbing / fitting / replacing sanitary ware

  • As required Drilling and fitting shelves, soap dispensers, toilet roll holders etc to walls

  • Unblocking drains or assisting a drainage contractor as and when necessary

  • Fire door and general door maintenance – Audits / Recording Faults / Assessing and ordering parts / Conducting Repairs

  • Assisting with Air Handling Unit Filter changes – Movement of filter stock to roof storage locations

  • Possible re lamping / diffuser changes / ceiling tile replacement

  • Daily / weekly check for blown light bulbs in all main common & public areas and log with Facilities

  • Occasional paint / tile and decorate projects

  • Assist with moving and connecting of medical gasses

The Ideal Candidate

Essential Characteristics:

  • The ability to communicate effectively with a wide range of people

  • Able to keep confidentiality

  • Motivated and enthusiastic

  • Literate / Numerate

  • Good IT skills – Email / Microsoft Office (Word / Excel / PowerPoint)

  • A degree of flexibility

Skills / Experience / Qualifications

  • General plumbing qualification (City& Guilds / NVQ) plus practical hands on experience

  • Good all round maintenance experience including basic carpentry / paint & decorate / tiling

  • Basic electrical work – replacing damaged sockets / lamps (no new circuits)

  • Electrical safety

  • Experience of working within a small maintenance team

  • Basic knowledge of Risk Assessment / Safe Systems

  • Range of power tools – practical experience / knowledge

Package Description
  • Be flexible in the role to cover a number of areas and any other general facilities duties as determined from time to time.

  • to work in a multi task environment using own initiative and following defined processes in line with contractual and client needs

  • carry out routine PPM, minor repair and improvement works

  • complete all works orders as required in a timely manner

  • be proactive in reporting faults to equipment, buildings and fabric to helpdesk

  • maintain the cleanliness of plant rooms, workshops and storage areas

  • work in accordance with work instructions, safe working practices and method statements ensuring relevant paperwork is completed in an accurate and timely manner

  • work safely, ensuring the safety and wellbeing of yourself, colleagues, staff, contractors and visitors

  • provide adhoc general housekeeping service during the daytime e.g. spillages, waste collection etc and liaise with housekeeping team line manager where necessary
