About the role
We are looking for a Building Surveyor on a permanent basis to join our Property Service & Delivery team. The successful candidate can be based at any of our three office locations (Liverpool, Manchester, Accrington), but work will be required across the region.
The purpose of this role is to provide core building surveying services to occupied and unoccupied domestic properties. This includes defect diagnosis, specification of remedial works, issuing schedules of works, and coordinating repair works with contractors. Production of full building surveys using iPAD-based software.
Responsibilities
- Property Surveys (building/damp and mould/building defects/Disrepair)
- Arrange and undertake property surveys (both invasive and non-invasive) to correctly diagnose defects, establish repairs required, and prepare schedules of works to ensure correct remediation and prevention of future liability. Issue to contractor.
- Manage the appointed contractor(s) to ensure completion in a satisfactory and timely manner. Complete pre-start meetings, WiP, and post-inspections for all properties. Attend site meetings, contractor meetings, and communicate with customers and internal/external stakeholders. Record all works and communications within Onwards case management system, including reports both written and photographic using iPAD-based software.
- Support the business by completing property inspection reports resulting in the issue of schedules of work to the Repairs Contractor using iPAD-based software. Provide WiP reports on complex repair cases at regular intervals, conduct 100% post-inspections of properties following works, liaise with customers and stakeholders, and record all works and communications within Onwards case management system.
- Act as Onward's Expert Surveyor for Section 11/Disrepair. Attend joint surveys with opposing Solicitors' Surveyors when needed and complete Scott Schedules when required.
- Support wider business activities related to contract/contractor management and building surveys. Liaise with the Onward Legal Department and external Solicitors regarding disrepair cases. Coordinate with external specialists such as Structural Engineers, Pest Control companies, local authorities, etc.
