Role : Senior Building Surveyor – Commercial & Major Loss

Location : Manchester (city centre)

Salary : Competitive + bonus (typically up to c.20%)

My client, a leading UK professional services and property consultancy group, is looking to appoint a Senior Building Surveyor to join their growing team in Manchester. This role offers a unique split across both commercial building surveying and a specialist major loss insurance division, ideal for someone seeking variety, complex project work, and long-term development in a collaborative environment.

The company operates a multi-disciplinary model, combining consultancy, technical advisory and property expertise under one umbrella. The Manchester office is one of their largest national hubs, with a high-quality Grade A workspace and a wide range of teams working side by side.

The Role

This is a 50 / 50 split between :

Commercial Building Surveying

Working with a highly regarded team delivering :

  • Dilapidations
  • Pre-acquisition & vendor due diligence
  • Contract administration & refurbishment projects
  • CAT B fit outs
  • Development monitoring
  • Party wall matters
  • Corporate real estate advisory

The team’s clients include blue-chip occupiers, major developers, housebuilders, and corporate organisations.

Major Loss Insurance

Working within a specialist national team led by an experienced chartered surveyor with an insurance and loss-adjusting background. Work includes :

  • Project management of major and complex insurance losses
  • Technical reporting, defect analysis & quantum validation
  • Flood, fire, subsidence and impact damage
  • Design, specification & CA duties on reinstatement projects
  • Supporting loss adjusters and insurers on technical enquiries

Approx. 80% of this side of the role is project management . Full training and support is offered, insurance experience is not essential.

Key Responsibilities
  • Carry out inspections and provide advice on construction, maintenance and refurbishment across commercial assets
  • Undertake acquisition surveys, condition surveys, defect investigations and measured surveys
  • Prepare reports, schedules of work and specifications
  • Manage refurbishment and reinstatement projects from inception to completion
  • Apply statutory legislation including CDM 2015, Building Regulations, Party Wall etc.
  • Deliver large projects independently with strong technical and contractual understanding
  • Support and mentor APC candidates (if desired)
  • Maintain strong client relationships (no formal BD targets)
Requirements
  • MRICS (essential)
  • Strong technical background with experience across core building surveying services
  • Experience in defect diagnosis and report writing
  • Project delivery experience, ideally including contract administration
  • Insurance reinstatement experience beneficial but not required
  • Strong communication, organisation and problem-solving skills
  • Ability to manage deadlines, budgets and multiple workstreams
