Lexica is a leading specialist consultancy and was acquired by WSP in June 2025 and will be fully integrated into the organisation by Jan 26. Lexica will form part of the Health and Life Sciences Advisory team within WSP’s Planning, Property and Advisory (PPA) business unit, combining skill sets and knowledge across health and life sciences, to provide enhanced offerings to our clients.

Our mission is to help organisations transform their estates and the Property Consultancy team use their knowledge to analyse and address complex estate issues, drive increased client and real estate value, and improve organisational performance.

We take a strategic and open‑minded approach, using a range of support tools to help our clients plan for success and make the critical decisions, that will transform their organisations. Our work ranges from small one‑off commissions to large‑scale multi‑estates development programmes. We have longstanding client relationships, as well as new clients and contracts.

The Associate Director position is a key role within the Property Consultancy team, and in conjunction with the Director and other property employees you will support Lexica with the overall business plan to continue to grow and develop the Property Consultancy offering to the NHS, private businesses and the wider public sector.

Current and former, new clients include the major London and South East NHS Trusts, the Ministry of Defence, and London Authorities. You will contribute to a diverse range of property commissions for our increasing client portfolio.

A little more about your role…
  • You will manage a range of new and existing clients and contracts and take responsibility for generating new business and for delivering business income targets.
  • Provide strategic advice to clients across a wide and varied property portfolio, aligning to their ambition and vision, and ensuring a long‑term, adaptable and sustainable estate.
  • Support a multi‑disciplinary offering to clients working alongside Lexica’s in‑house cost consultants, healthcare consultants, project and programme managers, town planners, sustainability consultants and digital advisors.
  • Advise and support clients on asset management of complex and varied property portfolios, to enhance estate value, usage and performance, maximising long‑term revenue.
  • Support development and options appraisals and associated cashflows to determine the optimum use for the client’s estate, including broader development advice.
  • Deliver Agency Services for property disposals, acquisitions, and lettings.
  • Provide consultancy advice on leases and manage and advise on the ownership/legal title occupation. Where necessary, manage clients’ legal relationships in estate matters including direct representation, relationships with contracted lawyers, and acting as a major point of contact on estate matters including presenting business cases to support investment and redevelopment options.
  • Support clients on broader property and estate issues within their community, including attending relevant meetings to represent the client’s views on local development issues and initiatives, including liaising with the local authority and regeneration partnership officers.

  • Prepare communications within Lexica and with the client – verbal, written and in presentations.

  • Awareness of implications for “big picture” – cost and client relations.
  • Ensure all work within the discipline or team is being checked.
  • Communicate confidently to varied audiences.
