Associate Director - Lifecycle Programmes

Permanent | Full-Time | Northwest Region (Hybrid / Travel Required)

An exciting opportunity has arisen for an Associate Director - Lifecycle Programmes to join a high-performing team responsible for overseeing lifecycle, capital replacement and defect resolution programmes across a diverse portfolio of complex, operational estates. This role is ideal for an experienced professional with a strong background in PFI/PPP environments, lifecycle delivery, capital works and asset management.

We welcome applications from candidates coming from a Consultancy, Architecture, Building Surveying, Construction, or Facilities Management background.

Role Overview

As Associate Director for Lifecycle Programmes, you will take a leading role in the management, assurance and delivery of lifecycle works across multiple Special Purpose Companies (SPCs). Working closely with outsourced suppliers, you will provide expert guidance on design development, project delivery, commercial controls and governance. You will support senior leadership in shaping programme frameworks, improving reporting and workflow processes, and ensuring that high standards of compliance, technical quality and risk management are embedded across all programmes of work.

Key Responsibilities
  • Lead lifecycle programmes for designated SPCs across a varied estate portfolio.
  • Provide technical, commercial and project delivery support to outsourced suppliers.
  • Oversee strategic briefs, work package creation, appointment of resources, and programme reporting.
  • Support governance frameworks and participate in supplier performance reviews.
  • Assist with procurement and selection of competent delivery partners.
  • Develop and refine workflow, data‑sharing and reporting processes within the Programmes function.
  • Act as a senior point of expertise on lifecycle planning, asset replacement, defect resolution and compliance.
About You

You will bring strong technical and commercial insight, excellent stakeholder management skills, and proven experience delivering complex capital or lifecycle programmes in operational estates.

Essential Experience
  • Extensive experience delivering planned lifecycle and defect resolution programmes.
  • Strong background in PFI/PPP environments.
  • Experience managing design teams, capital works and maintenance projects within operational Healthcare, Education, or Custodial facilities.
  • In-depth understanding of asset management, lifecycle planning and technical compliance.
  • Knowledge of the Building Safety Act 2022 and experience with High‑Risk Buildings (HRBs).
  • Operational experience in complex estates environments (client-side or consultancy).
Qualifications
  • MRICS or MCIOB (or significantly progressed toward chartership with commitment to complete).
  • Relevant degree in Building Surveying, Construction, Architecture, Engineering, or related discipline.
  • Ability to pass a DBS check at the appropriate level.
