****This position is for a Senior Property Manager based at Arthur Erickson Place in Vancouver, BC, and is site‑based ****

About the role

Strong client relationships are essential to you. You enjoy playing a central role in customer care by bringing superior organizational skills, attention to detail, and a positive attitude to everything you do. As a Senior Property Manager, you will manage your assigned commercial portfolio, encompassing operations, financial activities, and key relationships with tenants, property owners, and vendors. You can share your innovative ideas by managing service contracts, overseeing tenant improvements, completing property inspections, and making recommendations.

  • Develop and maintain strong relationships with property owners, tenants and vendors.
  • Annual budgets, respecting deadlines set by the accounting department. Ensure compliance with the current year’s operating budgets and carry out capex projects in line with owners’ requests.
  • Supervise and control all operations and Capital Expenses, recoveries, YE adjustments, Tenant reconciliations, A/R, etc.
  • Monthly reporting by ensuring the quality of information, adherence to deadlines, and alignment with annual budgets. Coordinate and collaborate with other departments to ensure cohesive information transmission.
  • Actively support environmental, social, and governance (ESG) and real estate technology (Proptech) initiatives. Implement and supervise all ESG programs and certifications for the properties.
  • Actively support and promote national vendor management and procurement policy.
  • Periodic one‑on‑one with team members. Document coaching objectives, deliverables and progress of each employee under your supervision.
  • Propose initiatives to maximize profitability per customer, suggest solutions, find opportunities to reduce operating expenses by using levers, improve or optimize time‑saving processes, and thus maximize the profitability of our region.
  • Demonstrate leadership skills and values and lead effectively.
  • Experience with capital improvement projects.
  • You communicate clearly and effectively at all levels.
  • You are proactive and solution‑oriented.
What You’ll Bring
  • A valid rental property management license for British Columbia.
  • 5+ years of experience in a similar capacity.
  • Previous experience managing a team.
  • Experience with commercial real estate, preferably “A” buildings.
  • A valid BC driver’s license
  • Experience in YARDI Voyager (integrated accounting).
  • Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook).
  • Having a CPM or RPA designation is a strong asset.

Approximate Salary Range for Role: $120,000.00 to $135,000.00

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job‑related skills, experience, and relevant education or training.
