Position Summary:
The Senior Maintenance Officer (SMO) works as part of a team and is responsible for ensuring tenants receive high-quality service regarding their communities' and homes' maintenance and repair needs. The SMO engages effectively with tenants and tenant groups, ensuring that MHI policies are communicated and that tenant requests related to maintenance are acted upon appropriately. The SMO also works to ensure the sustainability of MHI properties, responds to repair requests according to service standards, and utilizes maintenance management technology effectively.

- Coordinate with the Facilities Manager to implement maintenance programs across MHI communities.
- Identify potential capital projects, especially for unit turnovers, and prepare cost-benefit estimates.
- Prepare inspection reports for major redecorating and share with relevant managers.
- Conduct property inspections (pre-move out, pre-move in, damages, etc.), and document repairs or actions needed, including tenant charges.
- Receive and evaluate repair requests within established guidelines; consult with the FM on maintenance improvements.
- Advise tenants on maintenance issues.
General Maintenance and Repairs
- Repair plumbing fixtures and systems, including installation of new equipment.
- Perform minor electrical repairs and modifications following safety standards.
- Service mechanical and heating systems to ensure optimal operation.
- Monitor building systems (HVAC, life safety, etc.) and report issues.
- Repair or install interior finishes and cabinetry; perform minor carpentry and masonry repairs.
- Replace or repair locking systems and devices.
- Refurbish apartments or common areas as needed.
Technology and Resource Management
- Use handheld devices to track tasks and payroll, initiate work orders, and report on repairs.
- Estimate material and labor needs for proposed work.
- Maintain lock and key storage, stay informed on relevant regulations, and assist with inventory management.
Contractor Oversight
- Oversee contracted services, ensure compliance with SLAs, and escalate issues as needed.
- Ensure health & safety standards are met.
- Manage procurement of materials, services, and equipment.
- Respond to after-hours emergency calls as required.
Qualifications
- Secondary School Diploma or equivalent.
- At least 3 years of relevant experience in property maintenance or demonstrated equivalent skills.
- Trade certification is an asset.
- Ability to work in adverse conditions, troubleshoot, and stay updated on code changes and technology.
- Valid Ontario G Class Driver’s License and reliable vehicle.
- Fluency in English; additional languages, especially French, are assets.
- Knowledge of Yardi Voyager is advantageous.
Decision-Making and Supervision
Responsible for daily coordination, workflow management, and policy recommendations. No direct supervision role.
Work Environment
- Physical and mental fatigue may occur due to demanding tasks and adverse conditions.
- Work involves physical labor, driving, exposure to weather, noise, dust, and potentially hazardous situations.
