The Role

Reporting to the Director, Property Management, the Residential Leasing Manager will oversee all leasing activities for a growing portfolio of 1,000 purpose-built rental properties, projected to increase to 1,500 units by the end of 2025. This role combines strategic planning with hands-on management across both low-rise and high-rise residential properties. The Residential Leasing Manager will ensure high occupancy rates and tenant satisfaction through effective marketing strategies, tenant relations, and close collaboration with the in-house marketing group and property management team.

In This Role, You Will
  • Leasing strategy development and implementation
  • Create and execute leasing plans that target high occupancy rates and tenant retention
  • Adjust strategies in response to market conditions, tenant feedback, and occupancy trends
  • Team leadership and management
  • Lead, motivate, and supervise a leasing team to achieve occupancy goals
  • Tenant screening and lease management
  • Oversee the tenant screening process to ensure suitable tenant placement according to company standards
  • Negotiate lease terms and conditions, ensuring clarity and mutual satisfaction
  • Manage lease renewals and negotiations to maintain high retention rates
  • Market analysis and competitive benchmarking
  • Analyze local market trends and competitor strategies to inform leasing practices and promotions
  • Reporting and performance tracking
  • Generate detailed reports on leasing activity, campaign success, and team performance
  • Strategic collaboration with in-house marketing group
  • Develop and refine branding and advertising strategies in alignment with leasing objectives
  • Utilize insights from leasing trends to guide campaign themes and promotional activities
  • Enhance interaction with Property Management Team
  • Ensure seamless tenant experiences from leasing to ongoing management, coordinating on move-in procedures and tenant orientations
  • Collaborate on property maintenance and appearance, directly influencing leasing success and tenant retention
  • Reporting and performance analysis
  • Compile and analyze across leasing, marketing, and property management to create detailed performance reports
  • Present strategic insights and recommendations to senior management, ensuring informed decision-making
  • Budget management and resource allocation
  • Manage the leasing department’s budget, ensuring effective allocation of resources and cost-effective marketing strategies
  • Negotiate contracts with vendors and service providers to support operational efficiency and resource utilization
What You Bring
  • Bachelor’s degree in business administration, Real Estate, related field, or a combination of education and pertinent experience
  • Proven experience in leasing management with in the residential real estate sector
  • Strong understanding of real estate law, market dynamics, and financial principles related to real state
  • Excellent negotiation, communication, time-management and interpersonal skills
  • Results-oriented self-starter and who thrives in a fast-paced work environment
  • Encourage and mentor staff to become the best that they can be
  • Strong analytical and problem-solving skills

Salary Starting at $80,000 + Commissions
