Summary

Bear Development is seeking an individual that will use specialized knowledge and skills obtained through a combination of education and experience to assist with project management of a robust pipeline of new single family residential and mixed-use development projects.

Duties and Responsibilities
  • Develop and track project timelines and schedules, gather, review and analyze due diligence materials and coordinate internal team responsibilities.
  • Creation and upkeep of pre-development budgets. Interface with finance and accounting teams to keep project financial models up to date and maintain project performance.
  • Communicate necessary information to appropriate team members (finance, accounting, property/asset management, etc.)
  • Review and analyze preliminary title reports, project surveys, and local jurisdiction’s entitlement and permitting processes to determine project feasibility.
  • Assist with local entitlement efforts where necessary including zoning code research, presentations to city councils, plan commissions, etc.
  • Interact with project team, title company, lender, legal representatives, internal construction team, property management and third-party vendors to ensure timely and efficient closing of transactions.
  • Manage project checklists and internal processes.
  • Review and prepare materials necessary for municipal and neighborhood meetings.
  • Assist project team with local entitlement efforts, including zoning code research, submission of entitlement applications with supporting materials and preparation for and attendance at municipal meetings.
  • Prepare and deliver development presentations on assigned projects.
Qualifications
  • Minimum of 1 to 3 years of relevant real estate experience (Project Management, Underwriting, Finance, Engineering, Analysis as examples).
  • Bachelor’s degree (Real Estate, Planning, Civil Engineering, Finance, Business Administration, Accounting or Economics) or equivalent experience.
  • Self-motivated with an ability to work independently with minimal guidance, and collaboratively in a team environment.
  • Must be detailed oriented, able to prioritize, meet tight deadlines, and have an ability to manage multiple projects and deadlines.
  • Strong organizational abilities; and excellent written and verbal skills.
  • Intermediate to Advanced experience in Microsoft Office Programs.
