Position Description:

As a Project Manager (PM II), you are the lead representative of Flourish to the Client, and the Client’s representative on the project in relation to the development team. The mission, vision, and values of Flourish are to be shown in all work and communication. The Project Manager II has responsibility for representing the Client through their projects and is responsible for maintaining the scope, schedule, and cost of the project, as far as they are able. A Project Manager II could have responsibility for managing two to four projects and/or supporting other Project Managers on their projects.

Hours of Work/Location:

40 hours per week, primarily weekdays Monday to Friday, 9am-5pm. Schedule may vary based on project needs & seasonal responsibilities. Base of work is at the Flourish office at: 1907 King Street East, Hamilton. May work one day a week outside of the workplace (in a home office or otherwise). The workplace includes work office, project sites, stakeholder meetings, conferences, or other such locations. Phone allowance provided.

WHAT YOU WILL BE DOING:
  • Managing construction projects as the owner’s representative – including change orders, frequent site visits, successful and timely inspections, and the review and processing of subcontractor and vendor payables
  • Responsible for successful outcome of construction project to include building and maintaining positive relationships with clients, local officials, and other shareholders
  • Developing and maintaining strong relationships with architects, engineers and subcontractors
  • Providing monthly status and financial reports to formal and informal stakeholders
  • Contributing to design development, value engineering, and conflict resolution during construction by being familiar with the designs, construction methods, and building systems
  • Attending all project meetings as scheduled, whether in-person or virtual
  • Attending community consultations and grand openings as scheduled
  • Producing reports on budget, schedule and quality control parameters
  • Reviewing and recommending all payment applications
  • Working with the Flourish Finance team to meet reporting requirements
  • Assisting with and/or developing a project budget, including revisions
  • Adhering to Flourish’s Procurement Policy in all stages of the procurement process including seeking quotes, proposals, and tenders, as well as evaluating bids (when necessary)
  • Regularly conducting walkthroughs of project site to ensure safety, progress, and quality standards, and identifying any other risk or concerns as they arise
  • Providing basic non-management supervision and mentorship of any project coordinators assigned to your projects
  • Perform all other duties as assigned
WHAT YOU WILL BE BRING:
  • 5+ years project management experience; working with owners, trades & contractors in Industrial/Commercial/Institutional construction projects
  • Experience with multi-unit residential, affordable housing projects; training in the Passive House standard preferred
  • A degree in Architecture/Engineering, including Technologist, Civil Engineering or Construction Management, or a combination of education and industry experience
  • A commitment to upholding and modeling Flourish's mission, values and other operating standards and policies, reflecting them in all interactions and decisions
  • Self-motivation and willingness to work co-operatively with senior staff and colleagues
  • Proficient computer skills with working knowledge of MS Office & MS Project, Bluebeam, and other software as required
  • Excellent written and verbal communication skills
  • Ability to be assertive, be organized and detail-oriented, being comfortable both in the board room and on the construction site
  • A solutions-oriented mindset with the ability to manage and motivate project teams
  • Adept to decipher and comprehend construction documents
  • Strong quantitative, problem solving and time management skills
  • Proficient in creating project and construction schedules
  • A valid driver license, access to a vehicle
