Job description

Join our team as a Manager, Real Estate! In this role you’ll manage lease negotiations, renewals, real estate planning, M&A initiatives and day-to-day administration across our real estate portfolio of 400 locations. You’ll ensure leasing activities support business objectives, reduce occupancy costs and maintain compliance with lease terms. You’ll be the primary liaison with landlords, brokers and internal stakeholders to secure favorable agreements, mitigate risks and contribute to the company’s operational efficiency and growth.

This role is located at our Home Office in Calgary, Alberta, which follows a hybrid work model.

What Will You Be Doing?
  • Negotiate lease renewals and extensions in alignment with business objectives and metrics
  • Oversee lease renewals, relocations, and mergers to ensure alignment with strategic and financial goals
  • Negotiating and overseeing lease renewals, extensions, lease amendments, in alignment with business objectives and strategic and financial goals
  • Leading monthly cross-functional meetings with internal departments to align on portfolio directions and priorities
  • Evaluating landlord proposals, conduct market comparisons, and prepare recommendations for internal approval
  • Securing favorable lease terms that balance cost efficiency and operational needs
  • Supporting M&A initiatives by contributing to due diligence and integrating acquired locations into the portfolio
  • Preparing financial analyses, market research, and business cases to support site selection and portfolio decisions
  • Working closely with Operations, Finance, Legal, and Construction/Design teams to ensure timely and cost-efficient project execution
  • Collaborating with Facilities to address lease-related landlord obligations and compliance issues
  • Contributing to the real estate strategy by providing insights on lease trends, risks, and opportunities
  • Analyzing portfolio performance and occupancy costs, identifying opportunities for optimization
  • Delivering regular reports, KPIs, and portfolio dashboards to leadership.
As the Successful Candidate You Have:
  • 5+ years of experience in corporate real estate, retail leasing or asset management (Commercial Real Estate)
  • A Bachelor’s degree or diploma in Business, Real Estate, Finance, or related field
  • Exceptional negotiation skills with strong financial acumen
  • Knowledge of lease structures, commercial real estate, and market trends
  • Poven ability to manage multiple projects and deadlines in a fast-paced environment
  • Exceptional organizational and stakeholder communication skills
  • Ability to influence and negotiate effectively
  • Results-driven with a focus on cost savings and value creation
  • Bilingualism English and French is considered an asset
