Job Summary

Reporting to the Senior Manager, Facilities and Housing Services, the Maintenance Technician is responsible for routine and preventative maintenance and general site upkeep, both inside and outside, at our downtown office location, managed by CMHA-Edmonton. The position will liaise with Senior Facilities & Housing Services Manager and Operations Manager to respond to ongoing site maintenance meeting OHS requirements and assist in the development and implementation of an asset management system. Provide direct supervision to maintenance staff within the CMHA-Edmonton Housing Program. As appropriate, the Maintenance Technician will perform maintenance activities directly (e.g. basic plumbing, electrical/mechanical, carpentry, etc. work) or arrange external contractors (from preferred list) to complete necessary repairs. The position will also be responsible for performing emergent janitorial duties and snow removal/salting and sanding in winter months. The Maintenance Technician responds to after-hour emergencies as required.

Qualifications/Experience
  • Post-secondary diploma in related field such as mechanical, electrical, plumbing or building systems. Or successful completion of the Maintenance Management Professional Certificate program (MMP) with a minimum of 5-7 years of progressive maintenance experience in a large commercial building.
  • Proven track record of ensuring compliance with Occupational Health and Safety regulations, building codes and public health
  • Valid Safety Certifications (e.g. WHIMIS, First AID, Lockout/Tagout, Fall Protection) an asset
  • Valid AB Class 5 Driver’s License and access to a reliable vehicle with $2M in automobile liability insurance
  • Acceptable attainment and maintenance of a Police Information Check with a Vulnerable Sector Check and an Intervention Record Check
  • Attainment and maintenance of a:
    • First Aid certification
    • GBA+ Training
    • WHMIS training
Duties & Responsibilities
  • Responsibilities include maintenance, repairs, and grounds upkeep activities, as related to a multi-story commercial building
  • Executes all daily, weekly, monthly and periodic Preventive Maintenance
  • Overseeing contracted service providers where applicable and keeping records of PM completed by contractors
  • Purchases supplies and equipment within the parameters of the designated departmental budget and ensure distribution of supplies and equipment is always adequate. This includes keeping inventory and maintenance records of all equipment.
  • Perform minor electrical maintenance including but not limited to repair or replacement of fixtures (e.g. wall switches and outlets, fluorescent bulbs and tubes, ballast, sockets, fuses, etc.)
  • Perform minor plumbing maintenance (e.g. repair or replacement of parts due to drain and/or faucet leaks, replacing drain hoses on washers and similar objects, etc.)
  • Provides supervision to maintenance staff in the CMHA-Edmonton Housing Program
  • Provides support for Maintenance staff recruitment, interviewing and selection process
  • Effective problem-solving skills to assess and identify problem situations, causes, gather, and process relevant information, generate possible solutions, and make recommendations and/or resolve concerns
  • Actively participates in CMHA-Edmonton OHS Committee, demonstrates and applies safe work practices when working with or near boiler, chiller, MAU, or completing small plumbing or electrical repairs, working with small machinery and equipment, professional cleaning supplies, other potentially hazardous materials or snow removal equipment
  • Understand and apply an appropriate level of cleanliness/neatness to public areas both inside and outside of buildings to maintain professional appearance

  • Demonstrated ability in ongoing and preventative maintenance management of a large commercial building.
  • Strong technical knowledge of mechanical, electrical, plumbing systems
  • Ability to plan, perform, organize and manage maintenance operations within a confined budget.
  • Demonstrated ability in a supervisory role.
  • Demonstrated ability to multi-task, prioritize and problem-solving skills.
  • Demonstrated understanding of appropriate legislation such as National Building and Fire Code – Alberta Edition, Occupational Health and Safety Act, regulation and code, Alberta Public Health Act
  • Strong communication, organization and customer service skills
  • Demonstrated understanding of mental health; mental illness and recovery; information and referral services; and crisis intervention
  • Ability to effectively use technology including access and key control systems, surveillance equipment, computers, cell phones and various software including, Microsoft Office, Teams, SharePoint and Outlook
  • Ability to take direction and work independently to complete tasks
  • Ability to work in a team environment and independently
  • Ability to deal effectively with CMHA -Edmonton community members, staff, volunteers and visitors
  • Ability to perform physical work indoors and outdoors in all weather conditions
