Donna Cona Inc. is currently seeking an experienced Leasing Specialist for one of our key government clients. Our valued client is seeking an experienced Leasing Specialist to lead and oversee leasing operations for their commercial‑space portfolio, which includes office and commercial properties. The ideal candidate has a strong background in commercial leasing, excellent negotiation skills, and a proven ability to maintain high occupancy levels while maximizing property value.

The Leasing Specialist is accountable to provide the strategic and operational leadership for the management and delivery of specialized commercial property services as a critical and key component for the cost‑effective management of the Commercial‑space Portfolio for the Transportation and Infrastructure Nunavut (TIN) and the Government of Nunavut (GN). These services include, but are not limited to, the planning, solution structuring, financing, and implementation of major, complex, high profile, sensitive, and commercial‑space projects/developments.

The successful candidate must have the following qualifications:

  • Minimum of five (5) years of experience in commercial leasing, ideally within office, retail or real estate;
  • Strong understanding of commercial real estate markets, tenant requirements, and lease structures;
  • Demonstrated experience negotiating complex commercial lease agreements;
  • Excellent communication, relationship‑building, and presentation skills;
  • Ability to analyze market conditions and provide strategic recommendations;
  • Experience working with property management and legal teams is an asset;
  • Strong organizational skills with the ability to manage multiple deals and deadlines simultaneously.

Key Responsibilities include:

  • Develop and execute comprehensive leasing strategies to attract and retain commercial tenants;
  • Manage the full leasing lifecycle, including prospecting, space tours, proposal preparation, and closing deals;
  • Lead lease negotiations covering rental rates, terms, tenant improvements, renewals, and incentives;
  • Maintain strong relationships with tenants, commercial brokers, and industry stakeholders;
  • Monitor market trends, analyze competitor activity, and adjust pricing strategies accordingly;
  • Collaborate with property management, finance, and legal teams to ensure leases meet operational and compliance requirements;
  • Track occupancy levels, forecast revenue, and support budgeting and long‑term portfolio planning.
