Job Purpose
The Senior Residential & Commercial Property Manager is responsible for the effective management, operation, and financial performance of designated residential and commercial properties. This role:
- Leads a team of property and facility management professionals.
- Ensures high levels of tenant satisfaction.
- Drives occupancy and revenue targets.
- Maintains compliance with all regulatory and company standards.
Key Roles, Responsibilities, and Duties
- Strategic Planning & Leadership
- Develop and implement strategies and budgets aligned with corporate goals and asset plans.
- Lead, mentor, and manage the property team, ensuring effective service delivery, professional development, and achievement of KPIs.
- Property Operations Management
- Oversee day-to-day operations, including leasing, rent collection, maintenance, tenant relations, and renewals.
- Monitor market trends and optimize rental rates, occupancy levels, and service standards.
- Implement and maintain policies, procedures, and internal controls; ensure compliance with legislation and best practices.
- Leasing & Tenant Management
- Manage the leasing process: marketing vacancies, conducting property tours, screening applicants, and negotiating terms.
- Handle escalated tenant concerns, legal matters, disputes, and crisis situations to effective resolution.
- Financial Management
- Oversee budgeting, financial reporting, and expenditure control for the portfolio.
- Approve vendor contracts and major expenses.
- Complete financial and operational reporting, including occupancy, income, arrears, and maintenance status.
- Coordination & Vendor Management
- Coordinate with facilities management, legal, finance, and leasing teams for seamless service delivery.
- Manage vendor relationships and supervise contracted services.
- Property Development & Improvement
- Lead initiatives for property enhancements, capital improvements, and sustainability practices.
- Identify and capitalize on new business opportunities or service offerings.
- Reporting & Compliance
- Prepare and present regular reports on portfolio performance, tenant satisfaction, income, and risk areas to senior management.
- Handle emergency situations (e.g., incidents, insurance claims) and coordinate with relevant authorities.
Qualifications
- Bachelor’s degree in Property Management, Business Administration, Real Estate, or a related field; Master’s degree is an advantage.
- Certification in property management or real estate (e.g., CPM, RERA) is an advantage.
Experience & Competencies
- Experience: Minimum 6–8 years in residential property management, with at least 3 years in a leadership role.
- Proven success managing large-scale residential portfolios and multi-disciplinary teams.
- Strong knowledge of local property laws, residential lease structures, and housing regulations.
- Financial Acumen: budgeting, forecasting, rent setting, and cost management.
- Excellent leadership, communication, and conflict resolution skills.
- Proficiency in property management software and MS Office.
- Strong customer orientation and ability to manage diverse stakeholders.
- High integrity, organizational capability, adaptability, and focus on results.
