Job description
Company Overview:

Our client a leading construction company specializing in FitOuts. They are renowned for completing major large scale 5star projects in UAE and KSA. They are seeking an experienced Senior Commercial Manager ideally with a solid background in FitOuts for their Office in Ras Al Khaimah UAE.

Key Responsibilities & Role:
  • Manage supervise control and process projects commercial and contractual aspects (Contracts Procurement Cost control. Etc. as a whole and ensure that the projects Commercial expectations are in line with the company set annual targets.)
  • Review and comment on contract/SubContract terms & conditions at posttender stage and make provisions for risks if any.
  • Prepare Contract documents for signature.
  • Conduct discussions with the project team / higher management for preparation of project budget packaging and allocation.
  • Conduct negotiations with potential key package SubContractors for award.
  • Discuss Contractual matters with the project team process and monitor risks.
  • Adopt/devise mitigation plans of all contractual risks of a project.
  • Review all incoming all correspondences from consultants /clients / PM related to the project and assist the project managers in preparing necessary contractual responses if applicable.
  • Identify evaluate and submit potential variations change orders with the help of quantity surveyors and agree with cost consultants.
  • Attend and address commercial matters with clients consultants & negotiate variations claims EOT and mitigation plans.
  • Devise SubContract drafts and agreements /supplier Po authorization.
  • Take charge of the full control of project budgets and its ownership.
  • Maintain project commercial reports and submission to ACM.
  • Lead discussions & review of Delay claims and associated costs as well as drafts.
  • Address the delays in relation to the contract program and plan to submit additional time /cost claims in addition to the issuance of delay notices and interim particulars.
  • Perform monthly valuation submission and agreement and payment follow ups.
  • Ensure that project is running to schedule and maintain contractual documents.
  • Ensure the required liaison teaks place with concerned departments for specs drawings and scope changes.
  • Review and propose SubContract terms and conditions.
  • Discuss provide and review project programs with the planning department and ensure all terms are aligned with the procurement schedule.
  • Handle cost to value reconciliation and submission.
  • Assist and support contract compliance and audit activities and ensure implementation of audit reports recommended by the teams is involved.
  • Prepare implement and monitor the project Cash flow.
  • Advise project manager on compiling support documents for potential claims and prepare advance defenses for issues that are likely to evolve during the of the project.
  • Discuss weekly with Area Commercial Manager on all issues pertaining to respective projects in order to finalize it the way it required.
Qualifications & Skills:
  • Bachelors degree in Civil Engineering Quantity Surveying or a related field.
  • 10 years in Commercial Project Management or a similar role.
  • Proven experience and tack record in project commercial control.
  • Solid background and experience working on Interior FitOut projects.
  • Ability to read drawings specifications and interpretation.
  • Contacts/ SubContracts terms and conditions and negotiations.
  • Solid understanding and experience in Claims Disputes and Dispute resolution processes and recovery of delay/prolongation costs.
  • Excellent proficiency and command of English is required.
  • Strong Leadership and problemsolving skills are required.
