Job summary

Invitation Homes is seeking a Superintendent to oversee full-cycle rehab and turnover across properties. You will meet residents for move-out and orientation, document conditions, and work with contractors to create scopes of work and control costs. Strong communication and safety focus are essential.

Qualifications

• High school diploma or equivalent.
• OSHA 10 certification required (new hires have 90 days to complete).
• Minimum two years of project management experience with multiple projects, budgets, and timelines.
• General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring.
• Negotiating with and managing contractors to complete work.
• Excellent verbal and written communication skills.
• Comfortable using a tablet and business apps (Outlook, Salesforce).
• Valid driver’s license and automobile insurance.
• Must provide basic hand and power tools.
• Ability to travel extensively within portfolio; regular, weekend and holiday work as needed.
• Physical ability to lift 50+ pounds and operate maintenance equipment.

Responsibilities

• Oversee full-cycle rehab and turnover efforts for properties.
• Meet residents for Move-Out and Orientation; document conditions and responsibilities.
• Develop scopes of work and estimate costs; charge-backs where applicable.
• Manage rehab progress with contractors; review change orders and schedules.
• Coordinate with Leasing team on move-in delays.
• Uphold job site safety during visits.
• Negotiate repairs with vendors and GCs according to standards.
• Perform occupancy checks and assist with evictions as needed.
• Carry out other duties as assigned.
