Job summary

Invitation Homes is seeking a Superintendent to oversee full-cycle rehab and turnover of rental homes. You will manage the scope, costs, and timelines for each property, coordinate with contractors, and ensure smooth move-ins.

Strong communication and project-management skills are essential for success in this role. You will lead safety on site, negotiate repairs, and collaborate with leasing teams while traveling within an assigned portfolio.

Qualifications

• High school diploma or equivalent.
• OSHA 10 required; up to 90 days for certification if needed.
• 2+ years of project management experience across multiple projects.
• Residential construction knowledge: plumbing, electrical, HVAC, drywall, flooring, codes.
• Experience negotiating with contractors and managing vendors.
• Strong verbal and written communication.
• Comfort using a tablet and business apps (Outlook, Salesforce).
• Excellent customer service and interpersonal skills.
• Valid driver’s license and auto insurance.
• Must provide basic hand and power tools.
• Able to work weekends/holidays and travel within portfolio.
• Physical: lifting up to 50+ lbs and field-ready mobility.

Responsibilities

• Meet residents for Pre Move-Out visits and document conditions.
• Conduct Resident Orientations to welcome and educate on home systems.
• Perform Move Out Inspections and create scope of work and costs.
• Oversee rehab and turn process with contractors and change orders.
• Inform Leasing Team of delays affecting move-in dates.
• Ensure site safety during project visits.
• Negotiate repairs with vendors per company standards.
• Occasionally conduct occupancy checks and eviction coordination.
