Job summary

Invitation Homes Inc. is seeking a Superintendent in Orlando, FL to oversee full-cycle rehab and turnover of rental homes.

You will meet with residents pre move-out, conduct orientations for new occupants, and plan detailed scopes with cost estimates for move-out charges. The role requires at least two years of project management experience, OSHA 10 certification, and strong knowledge of residential construction.

Qualifications

• High school diploma or equivalent.
• OSHA 10 certification required (90 days to complete for new hires).
• Minimum two years of project management experience overseeing multiple projects, budgets, timelines, and quality of work.
• Knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring; familiarity with local building codes.
• Experience negotiating with and managing contractors to complete work.
• Professional verbal and written communication skills.
• Comfortable using a tablet and general business applications (e.g. Outlook, Salesforce).
• Must have a valid driver’s license and automobile insurance.

Responsibilities

• Meet with residents to complete Pre Move-Out Visits and document home condition.
• Meet with incoming residents for Resident Orientations and explain home systems and maintenance policies.
• Conduct Move Out Inspections and prepare scope of work with costs charged back to residents as per policy.
• Oversee rehab and turn process, coordinate with contractors, submit change orders, track progress with notes and photos.
• Notify Leasing Team of delays affecting move-in dates.
• Ensure job site safety during project visits.
• Negotiate repair terms with vendors and GCs per standards.
• May perform occupancy checks and attend eviction lockouts with local authorities.
• Perform additional duties as assigned.
