Job summary

Invitation Homes in Tampa, FL is seeking a Superintendent to oversee full-cycle rehab and turnover for residential properties. You will manage resident investigations, move-in readiness, and coordination with leasing teams and vendors to ensure timely, high-quality work.

The role requires OSHA 10, at least two years of project management experience, and knowledge of residential construction. You will frequently travel within the portfolio and provide tools and leadership to field crews.

Qualifications

• High school diploma or equivalent.
• OSHA 10 certification required; up to 90 days to complete if not certified.
• Minimum two years of project management experience managing multiple projects, budgets and timelines.
• General knowledge of residential construction including plumbing, electrical, HVAC, drywall and flooring.
• Negotiating with and managing contractors to complete work.
• Strong verbal and written communication skills.
• Comfortable using a tablet and business apps like Outlook and Salesforce.
• Excellent customer service and interpersonal skills.
• Must have a valid driver’s license and automobile insurance.
• Must provide basic hand and power tools.
• Must be regularly available including weekends and holidays; extensive travel.
• Physical: lift 50+ pounds and operate maintenance equipment.

Responsibilities

• Meeting with residents for Pre Move-Out Visits and documenting conditions.
• Conducting Resident Orientations and teaching system operations and policies.
• Performing Move Out Inspections and creating scope of work and cost allocations.
• Overseeing rehab and turn process; coordinating with contractors and documenting progress.
• Communicating with Leasing Team about delays affecting move-in dates.
• Monitoring job site safety during project management visits.
• Negotiating repairs with vendors and general contractors per standards.
• Occasionally conducting occupancy checks and coordinating with local law enforcement.
• Performing other duties as assigned.
