Job summary

Invitation Homes is seeking a Superintendent to oversee full-cycle rehab and turnover efforts across our residential portfolio. You will manage move-out/in processes, coordinate with residents, and supervise contractors to deliver high-quality work on schedule.

The role requires at least two years of project management experience, OSHA 10, and strong communication and negotiation skills. Travel and weekend work may be required; a valid driver’s license is essential.

Qualifications

• Two years of project management experience coordinating multiple projects, budgets, timelines, and quality work.
• General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring.
• Experience negotiating with and managing contractors to complete work.
• Professional verbal and written communication skills.
• Valid driver’s license and automobile insurance.
• Proficiency with tablets and standard business applications (Outlook, Salesforce, etc.).
• Excellent customer service and interpersonal skills.
• Ability to provide basic hand and power tools.
• Extensive travel within assigned portfolio.

Responsibilities

• Meet with residents for Pre Move-Out Visits and document home conditions and resident responsibilities.
• Conduct Resident Orientations to educate residents on home systems and maintenance policies.
• Perform Move Out Inspections and create a scope of work with costs based on company standards.
• Oversee rehab and turn processes, coordinate with contractors, submit change orders, ensure schedule compliance, document progress with photos.
• Notify Leasing Team about delays affecting move-in dates.
• Ensure job site safety during project management visits.
• Negotiate repairs with vendors and General Contractors per company standards.
• May conduct occupancy checks and eviction coordination with local law enforcement.
• Perform other duties as assigned.
