Job summary

Harbor Group is seeking a Property Manager to oversee the operation, financial performance, and administrative tasks of a residential property in the Durham area. You will supervise on-site staff, manage vendors, and drive occupancy targets while ensuring compliance with relevant laws and high resident satisfaction.

The role requires budgeting oversight, lease administration, and effective communication with residents and owners.

Qualifications

• Minimum three years of experience in multifamily property management.
• Two+ years of supervisory or team leadership experience.
• Strong understanding of lease agreements and rent collection procedures.
• Proficient with Microsoft Office and property management software.
• Knowledge of real estate contracts, financial management, and operational compliance.
• Excellent organizational and communication skills; detail-oriented and customer-service oriented.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and operational reports to inform budgeting and performance forecasting.
• Maximize revenue by setting rent rates, collecting and posting rent, renewals, discounts, and delinquencies.
• Approve and reconcile vendor invoices, ensuring insurance compliance and budget coding.
• Supervise on-site staff, including hiring, training, scheduling, and evaluating.
• Ensure compliance with Fair Housing, ADA, and FCRA.
• Develop and implement leasing/marketing strategies to drive occupancy and retention.
• Promote resident satisfaction through timely service resolutions and proactive communication.
• Conduct regular property inspections for safety, maintenance, cleanliness.
• Review and manage service contracts, capital improvements, and maintenance schedules.
• Move-in/move-out inspections and unit turnover.
• Serve as liaison to owners/investors with updates and property tours.
• Maintain petty cash and perform daily bank deposits and G/L postings.
• Utilize MRI or similar PM software for tracking and reporting.
