Job summary

Harbor Group International is seeking a proactive Property Manager for an assigned residential property in Massachusetts. You will oversee on-site staff, vendors, and operations to meet budgeted financial and occupancy targets while ensuring compliant, high-quality resident services.

Qualifications

• Solid understanding of lease agreements and rent collection.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and reports to inform budgeting and forecasting.
• Maximize revenue by setting rents, posting collections, renewals, and managing delinquencies.
• Review and reconcile vendor invoices; ensure insurance and budget coding compliance.
• Supervise on-site staff, hire, train, schedule, and evaluate performance.
• Ensure compliance with Fair Housing, ADA, and applicable laws.
• Develop leasing and marketing strategies to drive occupancy and retention.
• Address resident needs promptly and communicate proactively; retain residents.
• Conduct regular property inspections for safety and cleanliness.
• Manage service contracts and capital improvement schedules.
• Coordinate move-in/move-out inspections and unit turnovers.
• Provide updates and reports to owners/investors and conduct property tours.
• Maintain petty cash, perform daily deposits and G/L postings.
• Utilize MRI or similar PM software for operations and reporting.
