Job summary

Greystar is seeking a Maintenance Manager to oversee all technical and mechanical work for a very large property or multiple properties. You will manage work orders, lead the make-ready process for vacancies, set standards for grounds and interiors, and supervise service teams while keeping within budget and safety requirements.

Qualifications

• Experience managing work orders and maintenance operations on large properties.
• Ability to schedule vendors and manage budgets for maintenance and capital projects.
• Knowledge of safety standards, code requirements, and OSHA regulations.
• Strong customer service and communication with residents and team.

Responsibilities

• Manages completion of work orders from resident requests and routine upkeep.
• Oversees make-ready process for vacant units, schedules vendors, inspects work.
• Develops standards for grounds, interiors, and common areas per Greystar quality.
• Inspects work to ensure policy adherence and quality.
• Inspects contractors to verify materials and services meet specs.
• Maintains inventory of spare parts and maintenance supplies.
• Prepares maintenance and capital expense budget using financials and reports.
• Completes monthly Preventative Maintenance procedures.
• Supports cost-cutting by repairing rather than replacing; avoid waste.
• Leads safety meetings and ensure OSHA compliance.
• Demonstrates customer service, responds to questions and handling complaints efficiently.
