Job summary

Greystar Worldwide, LLC is seeking a Property Maintenance Supervisor to manage and coordinate technical and mechanical work for a large property or multiple properties, ensuring cleanliness, safety, and adherence to budgetary goals.

The role includes supervising resident service work orders, managing the make-ready process, setting maintenance standards for the community, and overseeing vendor performance to meet quality expectations.

Responsibilities

• Manages the completion of all work orders generated from resident requests for service, ensuring routine upkeep on the property is diagnosed and repaired or replaced per policies, safety standards, and budgetary requirements.
• Oversees the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, and inspecting work.
• Develops standards for cleanliness and appearance of the community’s grounds, amenities, buildings exteriors, interiors, and common areas to reflect Greystar standards.
• Periodically inspects work performed by service team members to assess policy effectiveness and implement corrective actions.
• Periodically inspects work by contractors and vendors to verify quality and scope.
• Maintains and orders inventory of spare parts and maintenance materials within budget guidelines.
• Prepares the maintenance and capital expense budget by analyzing financial statements and operational reports.
• Completes monthly Preventative Maintenance procedures as outlined in policy and procedure manual.
• Supports cost-cutting by ensuring repairs rather than replacements where feasible and encouraging efficient use of materials.
• Conducts safety meetings, ensures MSDS sheets are current, and stays compliant with OSHA and related laws.
• Demonstrates customer service by addressing resident questions and complaints with urgency and respect.
