Qualifications

• 5–6 years of apartment home repair experience.
• Strong leadership and mentoring skills.
• Bilingual Spanish/English preferred.
• EPA and HVAC certifications required.
• OSHA safety knowledge.
• Valid driver’s license with clean record in last 12 months.
• Ability to manage budgets and vendor relationships.

Responsibilities

• Oversee all maintenance operations, ensuring property quality and functionality.
• Develop and implement preventative maintenance programs for long-term value.
• Manage the maintenance budget, track expenses, and identify cost-saving opportunities.
• Oversee organization and inventory of maintenance equipment, materials, and supplies.
• Ensure maintenance shop and storage areas are clean and well-maintained.
• Supervise, mentor, and evaluate the maintenance team, including Assistant Service Managers and Technicians.
• Provide guidance, training, and support to team members.
• Delegate and oversee work assignments to ensure efficiency and quality.
• Foster a positive, collaborative work environment focused on resident satisfaction.
• Respond promptly to resident service requests and address issues professionally.
• Provide technical expertise for diagnosing and solving maintenance problems.
• Monitor resident satisfaction and address concerns timely.
• Oversee make-ready process for vacant apartments to prepare for new residents.
• Inspect and approve work and handle complex repairs or renovations.
• Supervise overall community appearance and upkeep, including grounds and amenities.
• Coordinate landscaping and pool maintenance as needed.
• Conduct regular property inspections for safety and maintenance concerns.
• Ensure compliance with safety regulations and standards.
• Manage relationships with vendors/contractors and negotiate contracts.
