Job summary

Kairoi is seeking a Service Manager to oversee the maintenance of our multifamily community in Denver. You will lead a team of maintenance professionals, ensure timely, high-quality repairs, and uphold the property's appearance and safety.

Ideal candidates have 5–6 years in apartment maintenance with strong leadership and EPA/HVAC certifications. Bilingual Spanish/English is a plus, and there is flexibility for on-call duties as needed.

Qualifications

• 5–6 years of experience in apartment home repair with advanced plumbing, electrical, HVAC, carpentry and appliance repair skills.
• Proven experience in leading and developing maintenance teams.
• Bilingual (Spanish/English) is preferred.
• EPA and HVAC certifications are required.
• In-depth knowledge of OSHA safety rules and regulations.
• Strong customer service and resident experience focus.
• Able to work a flexible schedule and on-call for emergencies.

Responsibilities

• Oversee all maintenance operations to keep the property at the highest standards of quality and functionality.
• Develop and implement preventive maintenance programs for long-term value and efficiency.
• Manage the maintenance budget, track expenses, and identify cost-saving opportunities.
• Oversee organization and inventory of maintenance equipment, materials, and supplies.
• Ensure maintenance shop and storage areas are clean, organized, and well-maintained.
• Supervise, mentor, and evaluate maintenance staff and specialists.
• Provide guidance, training, and support to team members to enhance skills.
• Delegate and oversee work assignments to ensure timely, high-quality completion.
• Foster a positive, collaborative work environment and strong resident service focus.
• Respond promptly to resident service requests and troubleshoot issues.
• Oversee make-ready process for vacant apartments and ensure they are move-in ready.
• Inspect property and coordinate with vendors/contractors to maintain grounds, amenities, and safety.
