Job summary

Kairoi is seeking a Service Manager in Bozeman, MT to lead the ongoing maintenance and upkeep of a multifamily community. You will supervise a team of maintenance professionals, oversee make-ready for vacant units, and ensure resident requests are handled promptly with high quality service.

The role requires strong leadership, planning, and communication skills, with a focus on safety, cost control, and creating a premium living environment for residents.

Qualifications

• 5–6 years of apartment maintenance experience with plumbing, electrical, HVAC, carpentry, and appliance repair.
• Experience leading a maintenance team and coordinating a on-site program.
• EPA and HVAC certifications are required.
• OSHA safety rules knowledge and compliance.
• Valid driver’s license with clean record and reliable transportation.

Responsibilities

• Oversee maintenance operations to keep the property at high standards.
• Develop and manage preventative maintenance programs and budgets.
• Supervise and mentor maintenance staff including supervisors and technicians.
• Oversee make-ready process for vacant apartments and resident move-ins.
• Coordinate vendors, review contracts, and ensure cost-effective services.
• Respond promptly to resident service requests and quality issues.
• Ensure safety compliance and proper upkeep of common areas and grounds.
