Job summary

Kairoi is seeking an Assistant Service Manager for a multifamily community. You will lead maintenance operations, mentor technicians, and ensure the property is well-maintained and aesthetically appealing.

The role requires strong leadership, communication, and problem-solving skills to deliver exceptional resident experiences. You will manage preventative maintenance, assist in budget planning, and coordinate make-ready processes for vacant units, while staying compliant with safety standards

Qualifications

• 4–5 years in apartment home repair
• Leadership and mentoring experience
• Bilingual Spanish/English preferred
• EPA and HVAC certifications required
• OSHA safety knowledge
• Excellent customer service and resident experience
• Flexibility for after-hours on-call
• Budget management and cost control
• Valid driver’s license with clean record

Responsibilities

• Support the Service Manager in overseeing all maintenance operations and ensure high standards.
• Assist in developing and implementing preventative maintenance programs.
• Help manage the maintenance budget, track expenses, and identify cost-saving opportunities.
• Assist in hiring, training, and evaluating maintenance personnel.
• Coordinate and dispatch technicians for after-hours emergencies when needed.
• Provide guidance and training to technicians to foster professional growth.
• Ensure timely response to resident service requests and communicate progress.
• Oversee make-ready process for vacant apartments to ensure readiness for new residents.
