Job summary

Colliers in New Jersey is seeking an experienced on-site SME to manage Workplace Office Space Fit-Out projects, coordinating architectural, MEP, IT, AV, and FF&E elements. You will act as the lead for planning and programming to ensure the office fit-out is integrated into the overall project design and execution.

The role requires 12+ years in PM/Architecture/Construction/Engineering with strong budget and schedule discipline, and experience with client interfaces and on-site coordination.

Qualifications

• 12+ years experience in Project Management, Architecture, Construction Management, or Engineering.
• Tenant Improvement project management experience is critical.
• Seasoned experience in fit-out, audio visual installations and all aspects of FFE.
• Familiarity with MEP, FFE, AV, IT and Security regarding when both design and construction are required.
• Strong analytical skills to understand and communicate critical schedule data.

Responsibilities

• Owner/Client interface & project design team relationship management, main point of contact for Owner/Client
• Primary responsibility as an on-site member focused on all construction activities related to office and industrial capital projects; emphasis on MEP work
• Seasoned SME in Office Space Fit-Out installations with focus on finishes and specialty installations
• Lead planning and programming to ensure facilities operational components are incorporated into the design and execution
• Lead IT, Security and A/V equipment planning, programming and integration into documentation
• Coordinate RFIs to ensure client engagement on changes with written approvals
• Liaise during programming, design, construction documents and execution phases with punch list and close-out
• Moderate project meetings, set agendas, maintain directories, issue minutes, track and close actions
• Experience with budget & milestone/schedule development and tracking; document deviations for audit
• RFP generation, interviewing, analysis & recommendations for team assembly
• Oversight of FF&E & 3rd party procurement process
• Manage cost, change control, and value-engineering discussions with construction team
• Coordinate with owner’s consultants and contractors
• Collaborate with Sr. Project Manager Lab/Tech Specialist
