Job summary

Sun Communities & Sun Outdoors is seeking a Senior Resort Manager to oversee daily resort operations, drive long-term profitability, and serve as the primary contact for guests and residents. The role includes budgeting, marketing, property maintenance, leasing and sales leadership for homes, and promoting a positive community environment.

The position requires strong leadership, budgeting, and regulatory knowledge to ensure exceptional service and resort performance.

Qualifications

• High School Diploma or GED required.
• 6 months in sales and leasing experience preferred.
• 6 months in property management/resort experience, including 2 years of supervisory experience required.
• General knowledge of property maintenance.
• Solid negotiation skills.
• Ability to thrive in a fast-paced environment.
• Knowledge of fair housing and employment laws.
• Proficiency with email, internet and Microsoft Office Suite.
• Flexibility to respond to resort needs during non-business hours.
• Ability to live on-site within the resort (housing provided) if applicable.
• Must have a valid driver's license.

Responsibilities

• Ensures guests and residents receive the highest levels of service.
• Handles resident and guest complaints professionally.
• Manages rent collection and postings for leasing of rental sites.
• Handles delinquencies and eviction proceedings per Sun policies.
• Coordinates renewal notices and rent increases.
• Oversees team member selection and development.
• Reviews residency applications and approves/denies residency.
• Ensures safety policies are followed and resort rules enforced.
• Maintains curb appeal and resort appearance to standards.
• Codes and approves invoices for operating expenses.
• Advises Regional Vice President on guideline questions.
• Balances RV income nightly.
• Inspects and recommends purchase/renovation of homes.
• Markets models, pre-owned and brokered homes for sale.
• Prepares sites for Sun Homes models.
• Assists with marketing strategy and annual operating budget.
• Reviews monthly property accounting reports.
• Manages contractual services with RVP direction.
• Submits workers' comp reports promptly.
• Maintains petty cash and banking deposits.
• Prepares documents to list and sell homes.
• Coordinates with maintenance for vacant sites readiness.
• Provides data for capex/expansion budgets.
• Prepares monthly P&L variance analyses.
